Known for its jazz scene and once home to a stadium where Jackie Robinson swung his best swings, the Wendell Phillips neighborhood is brimming with culture and history. "It's also minutes from downtown and the Power and Light District," says Tyeasha Smith, a Realtor with Smith & Company Real Estate. "Development is happening all over, so the value of homes is rising." Smith believes in the promise of the area so much, she bought a home to rehab and sell.

Homes in Wendell Phillips trail back to the early 20th century

Wendell Phillips is full of colorful minimal traditionals and American Foursquares. Stone beams and foundations, farmhouse roofs, brick chimneys and dormer windows paint a classic Americana picture. New construction often mimics this tidy symmetry and classic detailing while clearly presenting something fresh. The area's most established properties are circa the early 20th century, with some homes tracing back to 1900. Many have been completely revitalized from the inside out and splashed in colorful pastel designs, bringing extra color to a neighborhood with a strong artistic heritage. Some require extensive work and are being eyed by investors. The average value of a property here is around $160,000, but the most expensive, a new construction, is in the $500,000 range. "Homes stay on the market for about 40 days, which is average for Kansas City," Smith says.

Monarch Plaza and Jackie Robinson

Monarch Plaza, once home to the Municipal Stadium from 1923 to 1976, is local on Brooklyn Avenue. This stadium hosted the Kansas City Monarchs, an all-Black baseball team whose players, including Robinson, are memorialized by photographic plaques. Anyone interested in the history of baseball's segregated leagues can learn more at the Negro Leagues Baseball Museum. Just north on East 18th Street, the museum is in the famous 18th and Vine district, the birthplace of Kansas City's own blues and jazz scenes. Another district treasure is the Gem Theater, a performing arts theater built in 1912 that continues bringing forth Kansas City's most talented jazz musicians.

Shopping at Country Club Plaza

Wendell Phillips' central location is what's spurring its growth. For one, locals are just 4 miles north of Country Club Plaza, one of the most popular shopping malls in Kansas City. This indoor/outdoor shopping strip on Broadway Boulevard has over 70 stores and 20 restaurants. Locals have their pick of box chains like Athleta and locally owned boutiques like Charlie Hustle, which sells vintage sportswear. They also enjoy True Food Kitchen for its seasonally fresh menu encapsulating everything from fresh salad bowls to pizza, dessert, cocktails and more. They can also head 2 miles northwest to the Power and Light District, famous for its nightlight scene, and watch live music at Johnnie's Jazz Bar & Grille over cherry sours.

The transformation set for Wendell Phillips Elementary

Wendell Phillips is served by the Kansas City 33 School District, which earns an overall C rating from Niche. Nearby schools include Hale Cook Elementary, Central Middle School and Southeast High School. The elementary school earns a C plus rating from Niche, the middle school scores a solid D plus, and the high school earns a C minus rating. Though the middle school has the lowest score, it earns a B for diversity and has a cozy student-to-teacher ratio of 13 to 1. Students with an overall GPA of 3.0 and a solid attendance record may also apply to Lincoln College Preparatory Academy middle and high. The academy has an overall A rating from Niche, and is known for their robust International Baccalaureate program. The former Wendell Phillips Elementary School was recently purchased by Urban Catalyst Inc. They plan to use the building to create a thriving Community Wellness campus.

Bus stops along East 18th Street

Wendell Phillips is conveniently located alongside Highway 71, providing residents with easy access to the rest of the Kansas City metropolitan area. While cars are still important here, there are bus stops along East 18th Street that run downtown. Sun Fresh Market has a wide range of groceries a mile from the neighborhood on Wabash Avenue. Kansas City International Airport is around 20 miles away via Interstate 29.
