Western 49-63 is perhaps Kansas City’s most creatively named neighborhood. Deriving its name from its location between 49th Street on Brush Creek and 63rd Street in the city’s southern suburbs, this neighborhood is home to nine blocks of tree-shaded residences with easy access to both commercial outlets and the city’s largest university.

Western 49-63 is located just south of the University of Missouri-Kansas City, the largest university in the city. This sprawling campus is two blocks to the north of Western 49-63, and this university is known for its large student body, its hundreds of student organizations, and its status as the only NCAA Division I university in the Kansas City area. Immediately next door to UMKC is the smaller Rockhurst University, a private Jesuit college which provides an education focused both on academic achievement and on Jesuit values such as community service.
Kids live in the Kansas City Public Schools system. Hale Cook Elementary School earns a B from Niche, while Central Middle School and Southeast High School both score a C-minus.
Access to the New Landing Mall and roads into downtown Kansas City
This neighborhood has access to the large New Landing Mall, whose amenities include an Aldi grocery store, a Walgreens pharmacy, a dozen restaurants and clothing and shoe stores, among others. A favorite local restaurant, Wah Gwan, serves Jamaican classics such as jerk chicken and stew in a relaxed, beach house-themed interior. Western 49-63 residents have access to both Rockhill Road and Brookside Boulevard, providing them with easy access to the heart of Kansas City.
