The predominant architectural styles reflect the neighborhood’s mid-century beginnings with ranch-style, raised ranch-style and split-level homes. Hilly streets lined with towering trees accent the look of an established neighborhood. “It’s just a nice, family-friendly neighborhood,'' says Paul Gessler, a Kansas City native and Broker with ReeceNichols Real Estate. "You’re near Waldo, Ward Parkway Mall and some beautiful parks -- you name it.'' Prices range from $165,000 for a small bungalow to $468,000 for a four-bedroom ranch. Prices tend to be higher right across the state line. “If you look at average house prices, when you get into Missouri, maybe the average house prices would be $180,000 or $190,000, but when you get into Kansas, they start at maybe $250,000, so you can get a lot of bang for your buck in Missouri,” says Kathy Koehler, a Realtor with ReeceNichols.

"You’ve got clothing stores, Trader Joe’s, a Target and multiple movie theatres. It’s a popular spot to walk around.''
Across the neighborhood on Wornall Road, Waldo Thai is a James Beard Foundation semi-finalist known for authentic Northern Thai cuisine. “It’s one of the best restaurants in Kansas City,'' Miller says. "It’s fantastic. You don’t go there for Pad Thai. You go for Larb and other authentic dishes.''
Nearby, the Princess Garden Chinese restaurant has been a local favorite for more than 50 years. Trader Joe’s on Ward Parkway and Price Chopper on Wornall are within walking distance.

AMC Ward Parkway 14 hosts annual K.C. Film Festival
Summer Concert Series at Ward Parkway Mall every Friday and Saturday draws crowds of families. “People will come and let their kids run around on this grassy lawn area while they enjoy the music,'' Gessler says. "There’s also the Waldo Festival between 75th and 85th that’s super popular around these parts." The AMC Ward Parkway 14 movie theater hosts the annual K.C. Film Festival in March.
