Elegant residential neighborhood where folks know each other’s kids and pets

Wornall Homestead gets its name from pioneer, prominent farmer and entrepreneur John Wornall. His brick homestead is still a part of a museum in his honor and is still visited for tours and doubles as a haunted house in the fall. Today, the neighborhood is a place where residents get together regularly for social events and cross paths at walkable spots like Brookside Park, the Brookside Shops and the Trolley Trail. “Wornall Homestead is an extraordinarily highly sought-after neighborhood because of its sociability and proximity to great institutions, including schools, churches, banks, grocery stores and fabulous restaurants,” says Eric Youngberg of the Wornall Homestead Neighborhood Association. “We still have a welcome wagon. We’ll give people a birdhouse, which was a tradition that began around a century ago. If someone wants to buy in this neighborhood, they must move fast because houses move quickly.”

Stately homes grace carefully landscaped lawns

Homes sell for between $355,000 and $875,000. Each is individually designed and built in styles that include Craftsman, Colonial Revival and Tudor. Large, covered front porches and some shared driveways are common. “What people love about the homes is that they’re well-constructed. They love the detail that’s put into the pitch of the roof, where it will be lit from within. Everything was well thought out,” Sean Ackerman, head of the Brookside Business Association, says. The neighborhood CAP Index Crime Score is a 2 out of 10, lower than the national average of 4.

Niche names nearby private Pembroke Hill area’s best STEM school

Wornall Homestead is zoned for the Kansas City Public Schools, KCPS, which gets a C on Niche. Students can attend Hale Cook Elementary, which earns a B and rates as the Kansas City area’s No. 2 standout elementary school according to the site. Central Middle School and Southeast High School round out the neighborhood’s public school pipeline, each earning a C-minus from Niche. Students can apply to Border Star Montessori, one of KCPS’s signature schools, in the southern part of the neighborhood. The school rates as a B.

Nearby, alternative schooling options include Pembroke Hill School, an independent school, and the private St. Teresa’s Academy. Niche ranks both schools highly, with Pembroke Hill earning an A-plus while St. Teresa’s gets an A.

Brookside Park offers hills for sledding in the winter

The nearly 7-mile Harry Wiggins Trolley Track Trail, built along the city’s former streetcar line, runs along Brookside Boulevard just west of the neighborhood. “The Trolley Trail is two houses over from us," says Youngberg. “We see people out every day from young kids to joggers, to people with strollers to seniors.” The trail features both paved and natural surfaces, with some additional lighting. Brookside Park features pickleball courts, a playground, a ball diamond and rentable sand volleyball courts. When it snows, people flock here to speed down one of the city’s favorite hills for sledding. The neighborhood is half a mile from Loose Park, the city’s third-largest park at 75 acres. It offers walking and biking trails, tennis courts, a rose garden and a lake.

Brookside Shops offers nearby shopping

True to J.C. Nichols’ original vision, Brookside Shops has everything one could need, from boutiques to coffee shops to restaurants to grocery stores. “It’s the anchor of the community, says Sean Ackerson, head of the Brookside Business Association. “These neighborhoods wouldn’t be what they are without the shops.” Brookside HomeGrown coffee shop is a popular spot in the shopping center. “You have millionaires sitting beside blue-collar workers, and everyone just gets along,” says Brookside HomeGrown’s General Manager Amanda Vansickle. Grocery shopping is conveniently located in Brookside at Cosentino’s Market and Cosentino’s Price Chopper. There are also entertainment options in Brookside Shops, which serves as the eastern border between the neighborhood and Morningside. The Leopold Gallery hosts exhibitions and encourages artistic development at local public schools, Sumner High School and The Paseo Academy. “The whole neighborhood is welcoming,” says Hilary Cole, the Leopold Gallery director.

RideKC bus stops throughout Wornall Homestead

RideKC bus stops are located along Brookside Boulevard and Wornall Road. The Main Street Max line connects Wornall Homestead to the nearby neighborhoods of Brookside, Gregory and Waldo. Wornall Road, Brookside Boulevard and 63rd Street offer pathways to move around the city. Drivers can take 63rd Street to U.S. Highway 71 north to downtown or south to Interstate 435, which can take them anywhere in the metro area.

Brookside St. Patrick’s Day Warm-Up Parade unites families, friends

Past and present Kansas Citians like to meet yearly at two big Brookside events: The St. Patrick’s Day Warm-Up Parade and the Art Annual. The warm-up parade occurs the weekend before St. Patrick’s Day and runs down 63rd Street. “There are lots of children and lots of floats. It’s a big, happy gathering,” Youngberg says.

The city closes the streets for the juried Art Annual art show, where local restaurants put up booths alongside tents where local and regional artists display their works for sale. This highly social event attracts over 70,000 visitors per year. “Everybody talks about Brookside, but we like to differentiate ourselves in Wornall Homestead by having a lot of neighborhood social events,” says Youngberg. “We even have our new WoHo banners and bumper stickers.”
