New homes in Anniston are located near parks and attractions in Katy

Anniston is a new home development in Katy, an outer-ring Houston suburb. The neighborhood was designed by Lennar, which has built over a million houses across the country. Prices are generally much lower than in other new developments in the area. There are some built-in amenities, like a fishing lake and walking trails, but most residents travel into Katy for outdoor recreation, shopping and dining. Houston is about 35 miles away.

Variety of home sizes and floor plans have relatively low prices

Construction began in 2025, with 16 models, including multigenerational layouts. One- and two-story properties come in New Traditional and contemporary styles with open floor plans, wide driveways and two-car garages. Home sizes range from about 1,000 to over 4,000 square feet, and the median lot size is about 5,700 square feet. The median single-family home price is much lower than in Elyson and the rest of Katy. “It’s more of an affordable housing price point for first-time homebuyers or people looking to retire and downsize,” says Amanda Klam, Realtor with eXp Realty, who has been selling in the greater Houston area for over a decade. Depending on size and condition, you can expect to pay between the low $200,000s and the low $500,000s. However, properties over 3,000 square feet can cost as much as the low $800,000s. Monthly HOA dues cover maintenance for common areas.

Students can attend highly rated private and public schools in Katy

As part of the highly rated Katy Independent School District, students can attend schools like the highly rated Stanley C. Stanley Elementary School. School choice is available through transfer applications. There are also private education options, such as St. John XXIII College Preparatory, a highly rated Catholic high school.

Locals spend time at community amenities and City Park

While Anniston is mostly residential, walking trails connect homes to several built-in amenities. You can:

  • Go swimming at the neighborhood pool
  • Work out at the community center
  • Bring your kids to the on-site park
  • Grab a paddle and head to the pickleball courts
  • Kayak and fish on the community lake
Because the neighborhood is within Katy, residents are also minutes from popular recreational areas in the city, including the sprawling Typhoon Texas Waterpark. Attractions like waterslides, a lazy river and a cabana are open from April through September. At Katy City Park, you can find athletic fields and the largest accessible playground in Texas, the 13,000-square-foot Katy Play Station.

Houston is less than an hour away

Anniston is part of Katy, an outer-ring suburb of Houston. “When you think of Houston, think of it like a donut,” Klam says. “The inner circle of the donut, that’s Houston...And there are freeways that literally make a complete circle, a complete 360-degree circle around Houston. Katy is on the outer ring.” Highway 99 serves as the last circle on the donut and connects with Interstate 10 and U.S. Route 290, both of which lead to Houston. “People could take back roads to get straight over to 290 or I-10, but the quickest way to hit a freeway would be to get onto Highway 99, which is a toll road,” Klam says. Depending on traffic, you can get to Houston in under an hour.

Residents head to stores and restaurants in Elyson and Cinco Ranch

Katy has plenty of shopping and dining available, including at the nearby Elyson community, where you can find big-box stores like Target and eateries like Alchemy Bake Lab. “That’s where most of the residents are going, or they’re going to go to Cinco Ranch,” Klam says. You can find more sit-down restaurants, such as Bar Louie and Half Shells Seafood at LaCenterra at Cinco Ranch, which regularly hosts live music at the Central Green in the shopping center. Katy Mills Mall is less than 10 miles away, with over 175 shops and restaurants, including Burlington, Books-A-Million and Rainforest Café.
