Sandwiched between downtown Kayville’s bustling streets in the east and undeveloped open space to the west, the predominantly residential neighborhood of West Kaysville is both conveniently located and up-and-coming. The expansive landscape features various subdivisions, and the community remains close through shared recreation and community events. “It used to be a lot of farms, but now houses are popping up all over,” says Real Estate Agent Bret Rackham with RE/MAX Associates, who has nearly 10 years of experience and lives in West Kaysville. “Every week, there’s someone new in the neighborhood as they finish up a bunch of homes.”

Recently built single-family homes
Homes in West Kaysville are lined along wide residential streets that branch out into several different cul-de-sacs. “The houses here are pretty big, and some of them are selling for a million dollars,” Rackham says. There are some roads with properties built in the 1990s, while others have homes constructed as recently as the 2020s. Ranch-style homes and Colonial Revivals are some of the more traditional architecture in the neighborhood. These properties span 3,500 to 4,800 square feet and cost $850,000 to $1 million. Craftsman-style homes are also popular. Contemporary Craftsmen built in the early 2000s share features such as multiple front gables, pointed roofs and stone accent walls. These homes range from 4,000 to 5,500 square feet and are priced $925,000 to $1.2 million. Newer Craftsman homes from the 2020s follow a more modern housing style, span from 2,400 to 3,500 square feet and go for $650,000 to $750,000. The CAP Index crime score for West Kaysville is two out of 10, which is lower than the national average of four.
Since a handful of West Kayville's subdivisions have homeowners associations, community events are common for the area. Every December, the neighborhood collects donations for the Fill the Fire Truck event. The Fourth of July is celebrated at Barnes Park with a 5K run, food trucks and fireworks. Despite all the new construction in the neighborhood, West Kaysville remains close to nature with the open space to its west. “We still have wildlife back here. In the winter, we’ll get deer in our backyard, foraging for food,” Rackham says.

Neighborhood parks and entertainment hotspots
In addition to the miles of open space west of the neighborhood, West Kaysville has a smattering of community parks. Barnes Park is a popular location with a baseball diamond, football field, pickleball and basketball courts. Visitors can relax at the picnic pavilions or take a stroll along the arboretum’s walking paths. The North Fork Holmes Creek flows through the green space, adding natural vegetation and sights of wildlife to the area. The Angel Street Soccer Complex has a playground in addition to its five soccer fields. West Kayville’s various subdivisions also have pocket parks in individual communities. Among them are Pioneer Park, which has an iconic red barn structure, Trappers Park and Quail Crossing Park. The Sunset Equestrian Center provides full-service stalls and has both indoor and outdoor training arenas.
Boondocks Food & Fun is an amusement park with both indoor and outdoor facilities for activities like bowling, laser tag, mini golf, go-karting, arcade games and more. Additionally, Hatchet Jaxe Axe Throwing is across the street. When the weather turns cold, several ski and snowboard resorts are less than 40 miles away, including Snowbasin, Powder Mountain and Nordic Valley.

A-rated public schools in Kaysville
Children in West Kaysville can attend public schools within the Davis School District. Depending on where they live in the neighborhood, students can go to three elementary schools: Kays Creek, Snow Horse and Endeavor. Snow Horse Elementary School earns an A-minus grade from Niche and is known for having technology-integrated instruction. Centennial Junior High School and Davis High School both also maintain an A-minus. Davis High offers Advanced Placement (AP) classes and Career & Technology Education (CTE) Pathways programs.

While most of West Kaysville is residential, a small shopping plaza at the intersection of North Flint Street and 200 North has a handful of regional chain restaurants. Costa Vida serves Baja-style Mexican cuisine, while Kneaders Bakery & Café specializes in breads and sandwiches. Smith’s Marketplace is the area’s grocery store. For more options, crossing Interstate 15 along 200 North goes directly into downtown Kaysville, where Main Street is lined with shopping and dining. Retail includes local novelty shops like Biker’s Edge and Lisa’s Popcorn, plus brand names like Ace Hardware. Orlando’s is another Mexican restaurant featuring Tex-Mex dishes. There's also The Lost Alaskan, a coffee shop, and BC Chicken.

Traveling around West Kaysville
West Kaysville provides multiple modes of transportation. Bus route 470, which connects Salt Lake City to Ogden, passes through the area. There’s also the Layton train station, about 2 miles away. Drivers can access Interstate 15, which runs along the neighborhood’s eastern side. Utah State Route 177, known as the West Davis Highway, runs on the western side. “The West Davis Corridor is new. Everyone was upset when they first started building it, but now that it’s finished, everyone likes it because it makes the commute north and south a lot easier,” Rackham says. Lastly, the Ogden-Hinckley Regional Airport is roughly 14 miles away.
