West Kaysville
Recently built single-family homes
Homes in West Kaysville are lined along wide residential streets that branch out into several different cul-de-sacs. “The houses here are pretty big, and some of them are selling for a million dollars,” Rackham says. There are some roads with properties built in the 1990s, while others have homes constructed as recently as the 2020s. Ranch-style homes and Colonial Revivals are some of the more traditional architecture in the neighborhood. These properties span 3,500 to 4,800 square feet and cost $850,000 to $1 million. Craftsman-style homes are also popular. Contemporary Craftsmen built in the early 2000s share features such as multiple front gables, pointed roofs and stone accent walls. These homes range from 4,000 to 5,500 square feet and are priced $925,000 to $1.2 million. Newer Craftsman homes from the 2020s follow a more modern housing style, span from 2,400 to 3,500 square feet and go for $650,000 to $750,000. The CAP Index crime score for West Kaysville is two out of 10, which is lower than the national average of four.Since a handful of West Kayville's subdivisions have homeowners associations, community events are common for the area. Despite all the new construction in the neighborhood, West Kaysville remains close to nature with the open space to its west. “We still have wildlife back here. In the winter, we’ll get deer in our backyard, foraging for food,” Rackham says.
