Uplake’s location at the tippy top of Lake Washington’s north end is just one of the many things that bolsters its convenience. “I think it's a combination of many factors,” says Managing Broker for Windmere Real Estate NE Kim Witzig, who has sold homes in the area for more than 24 years. “It's the flexibility of having a lot of homes that can accommodate a one-level lifestyle, yet you still have room for guests, or extended stay guests, and you might even have a view of the lake.”

Hillside homes and cul-de-sacs with a neighborly feel
Rows of tall hedges hide a collection of modern prairie homes and mid-century ranch-styles with daylight basements in Uplake. There are some newer waterfront condominiums, too. Though most streets lack a sidewalk, the wide shoulders of the streets lead those who dare climb the hills to free little libraries and conjoined mailboxes in cul-de-sacs where neighbors gather to share stories of the weekend. Compared to the rest of the U.S., Seattle is an expensive market, and Uplake might seem that way too. But as Witzig points out, affordability in Seattle is largely affected by location. “To get affordable homes near the lake, you have to either go to the north end where Kenmore is, or you have to go to the south end towards Renton or Rainier Beach,” says Witzig. The median for a single-family home in Uplake is around $1.15 million, though some of the neighborhood’s mid-1960s builds have sold for around $800,000.

Inglemoor High offers IB courses and strong academics
Most students living in Uplake will attend the Northshore School District, which, according to Niche, has the second-best teachers of any school district in Washinton. Young students start at Kenmore Elementary, while middle school students attend Kenmore Middle. Both schools earn a B-plus score from Niche. Kenmore Middle also has a STEAM certification program for students interested in science and arts. Finally, Inglemoor High scores an A rating from Niche and offers an International Baccalaureate program for students who wish to enroll in courses of high rigor to study international issues.

Retail is limited but waterfront dining and nearby shops fill the gap
According to Witzig, Uplake does not have an area full of restaurants and retail yet, “I do believe that's going to change though.” Construction along Bothell Way and the rising of new waterfront condominiums signals that Uplake is experiencing changes brought on from developments in neighboring communities. When it does come time to restock the pantry or run other errands, there are several nearby options, including a Safeway grocery store, dental offices and more restaurants. There’s even some interesting retail nearby, such as Kenmore Camera, a family-owned photography store that’s been there since 1974.
But even now, Uplake is not entirely void of activities and amenities inside the neighborhood. Along the waterfront, there are a handful of restaurants and bars both in the neighborhood and just outside of it, as well as a neighborhood grocery store. Pho House Deli sits right above the North Lake Marina and allows patrons to chow on Bahn-mi while watching the silhouettes of small crafts slowly disappear over the horizon.
