Riverview has 21st century subdivisions on the west side of Kent

Riverview is a residential neighborhood about 5 miles northwest of Downtown Kent, between the Green River, to the east, and Interstate 5, on the west. Melissa Samsell, managing broker with Excel Real Estate Experts, says organized urban developments, which include newer housing, have been on the rise in the region for some time. "They've popped up in the greater Seattle area in the last 20 years or so." Riverview's master-planned subdivisions are no exception; the homes date to the 2000s and 2010s. Some have lots backing up to the riverside, affording those water views. Some properties have views of Mount Rainier.

Complementary styling for single-family homes, townhomes and condos

Townhomes and condos are common and priced from about $300,000 to $800,000. There are fewer single-family homes, which range from about $680,000 to $850,000. Overall, the contemporary architecture is complementary in style; many have muted tones of gray or beige and may feature traditional or Craftsman-influenced elements. Homeowners association fees may vary. Private, gated communities include The Pointe at Riverview and The Meadows. Apartments are also available in the area.

Recreational amenities, parks and trails to explore along the river

Subdivisions may have their own playgrounds or other recreational amenities, and the area has plenty of natural features and outdoor sites, such as parks, wetlands, fishing holes and greenbelts. To the southwest, Grandview Off-Leash Dog Park is a place for pups to play with Mount Rainier in the background. On the other side of the river, the Green River Natural Resources Area is a favorite for birdwatchers, and the adjacent Van Doren's Landing Park has a playground.
Multiuse trails in the area include the Frager Road Trail, on the west side of the river, closest to Riverview homes. Along the opposite shore is the Green River Trail, which stretches about 20 miles from Tukwila to Kent. There's a high flood risk in areas close to the river, and Kent has flood abatement procedures in place.

Proximity to the airport, one of the area's major employers

Riverview is several miles southeast of the Seattle-Tacoma International Airport, also called by its airport code, SEA, though its longstanding nickname is Sea-Tac. "A benefit of the location would be easy access to the airport, but without feeling like you're on the runway path. It's just east of where the planes fly over," says Melissa Samsell, managing broker with Excel Real Estate Experts. She says the neighborhood is not overly affected by noise. The airport noise abatement program requires designated flight paths, altitude restrictions, nighttime noise limits, and other mitigation measures.
More than 87,000 people in the region have jobs connected to airport operations; about 27,000 of these are based on-site. In addition to the airport, other major employment sites close to Riverview are the Boeing Kent Space Center, the headquarters of space technology company Blue Origin and an Amazon fulfillment center.

Shopping and dining within a short drive of the neighborhood

Riverview doesn't have much in the way of stores or dining spots. To the southwest, on the other side of I-5, there's La Plaza shopping center. Khaliji Market specializes in halal products, and Mayta's Market International is known for its tortillas and bakery. Restaurants include Indian Bistro, Konich's Teriyaki and Moe Vegan. There's more on the east, including supermarkets WinCo Foods and Safeway. "Riverview is not far from Kent Station, which is a large shopping area," Samsell says. The downtown station has dozens of businesses, including well-known brands, diverse restaurants and an AMC movie theater.

The zoned Kent School District schools include Kentridge High

Students may attend Kent School District schools like River Ridge Elementary and Mill Creek Middle School, which earn C grades from Niche. Kentridge High School receives an A-minus and has a modernized visual arts wing, which opened in 2025. Athletics include football, soccer, judo and gymnastics. In 2025, the district received the Pacific Northwest Aerospace Alliance (PNAA) Inspire Award based on the success of the career and technical education program. Families may request transfers to magnet schools or other districts by application during open enrollment.

Walkable, bikeable, and with access to public transportation

The walkable interior streets have sidewalks and are often short, with cul-de-sacs. Many of the subdivisions branch off of Riverview Boulevard, which is equipped with sidewalks and bike lanes. King County Metro has bus routes that run in the area. Kent Station, which is downtown, offers Sound Transit bus service and commuter trains on the Sounder S Line, which runs from Seattle to Tacoma and Lakewood. Driving is the main form of transportation, however. It’s about 16 miles north to Downtown Seattle and 19 miles south to Tacoma. Kent Des Moines Park-and-Ride is just outside the neighborhood.

Annual Kent events and reasons to visit ShoWare and SEA

Among Kent's big events are Kent Winterfest, Kent Kids Arts Day in March and the Fourth of July Splash. The accesso ShoWare Center, a few miles from Riverview, hosts on concerts and events. The Seattle Thunderbirds, a minor-league hockey team, and the Tacoma Stars, a professional indoor soccer team, are based at ShoWare. The airport holds events that are open to the community, such as Dia de los Muertos at SEA and Halloween at SEA.
