Tiny suburb in between Des Moines and Kent
On the border between Des Moines and Kent, Salt Air Hills is a bedroom community with easy access to restaurants and other amenities. “It has a good neighborhood feel and great views of the Puget Sound,” says David Glenn, real estate broker at Coldwell Banker Danforth with 15 years of experience. Its border along state Route 509 provides direct access to Seattle and the international airport. However, living next to the airport does contribute to the noise levels. “It is absolutely affected by the airport; the planes take off and come down lower, and noise happens,” Glenn adds.

Scuba diving and more at Saltwater State Park
Salt Air Hills itself doesn't have any parks, but Salt Air Vista Park just to the north has a playground and a bit of open space. Saltwater State Park, which spans 137 acres, borders Poverty Bay. Its rocky beaches draw locals and their pups to watch the sunrises and sunsets by the water. Water activities in this park also include paddleboarding, swimming and scuba diving. This state park is the only one with an underwater artificial reef, and divers can spy urchins, scallops and cod. Non-water activities include the volleyball court, hiking trails and a playground. Linda Heights Park, east of Interstate 5, has a renovated park and a small basketball court. Golfers can practice their swings at the Riverbend Golf Complex, an 18-hole public course. Hikers can also take their time along the Green River Trail, which travels 20 miles around the city.

Craftsman and rambler homes from the 1950s through the 1990s
Salt Air Hills is a tiny neighborhood that only spans four blocks. “It’s a bit more of an uphill and downhill area with not a lot of sidewalks,” Glenn says. “There are people that go walking, but it’s not a walking district.” Properties are situated on less than a quarter acre of land but include similar exterior features like garages, driveways and manicured lawns. Nearly a third of the streets end in cul-de-sacs. Craftsman and rambler houses were built in this area between the 1950s and 1990s. Condos are also in the area on the northeast end toward 248th Street. Prices range from $300,000 for a fixer-upper to $640,000 for homes from the '90s. Condos are priced from $220,000 to $310,000.

Various ethnic grocery stores and restaurants on Route 509
A small selection of restaurants and grocery stores line state Route 509, or Pacific Highway. Cutters Point Coffee offers morning brews and breakfast pastries. Vietnamese staples like pho and banh mi are found at Pho Saigon Garden. Mazar Cuisine opened in 2023 and specializes in Afghan foods. Dick’s Drive-In has been serving the Seattle community since 1954; the classic drive-in serves burgers, fries and milkshakes. Along this drive, people can find grocery stores at Grocery Outlet and Fred Meyer.

Adjacent to Route 509
Salt Air Hills is 18 miles from downtown Seattle. Folks can head north on state Route 509 or I-5. Tacoma is a 17-mile drive south on I-5. A less trafficky commute can involve taking the Sounder Train from the Kent Station. “Most people here would head to Seattle, but a lot of this area is retired,” Glenn says. Other public transportation options include the RapidRide A Line service, which takes people to the airport. The SeaTac International Airport is also 5 miles north. People can fly to nearly 100 domestic and 25 international destinations.
Highway 509 runs along the east side of Saltair Hills providing access to nearby areas.

Students attend studies within Highline Public Schools
Students go to Highline Public Schools, a B-minus district out of Burien. They’ll begin at Parkside Elementary, a C-rated school by Niche. Pacific Middle School, another C-rated school, is the next stop. This school has eight athletic programs across four seasons. Mount Rainier High, a B-plus school, finishes out grade school. Dozens of electives are available for students, including marketing, photography and multimedia arts. Highline College, just a mile up the road, provides over 100 academic programs for associate and bachelor's degrees.
