Bailey's Grove
Condos and single-family homes in New Traditional styles
Bailey's Grove has a mix of houses and condos, mainly built from the 1900s to 2020. When homes hit the market, they usually sell in less than 20 days. "The market has picked up there. Those turnkey-type spots go really quickly," Pratt says. Single-family homes can range in size from 2,000 to 4,000 square feet, with prices from $325,000 to $550,000. Condo communities offer attached units for $250,000 to $350,000, plus stand-alone units for up to $450,000. No matter the size or structure, properties share elements of New Traditional architecture, with multi-gabled roofs, shuttered windows, and facades of mixed-texture brick, stone and vinyl. The majority of the properties are managed by the Bailey's Grove Property Owners Association (BGPOA), although there are some homes in this area that are located outside the master-planned neighborhood boundaries. The BGPOA enforces home appearance regulations and offers amenities like snow removal and maintenance of communal areas. The association fee is $30 monthly. The area's condo communities have their own associated fees which cover lawn care, trash and water.Movies in the park and ice cream beside the pool
Bailey's Grove really comes alive in the summer, when kids flock to the community pool for sun and ice cream from the concession stand. The resident-only pool sits next to a rentable clubhouse with a TV, kitchen and outdoor patio. Bailey's Grove Park is used for summer movies in the park, and locals put out old belongings for the annual garage sale. The BGPOC also decorates the clubhouse in orange for the Fall Festival, and there's a winter holiday party. Plus, an active Facebook page encourages residents to stay in contact even when there's nothing official happening. It's common to see kids playing outside, and the streets are well-lit at night. The efforts to keep the community family friendly are reflected in Bailey's Grove's 2 out of 10 CAP Index Crime Score, which is lower than the national average of 4.Walking to Endeavor Elementary, earning tech experience at East Kentwood High
Students can attend Endeavor Elementary School, which gets a B-plus rating from Niche, and is walkable for many children. It is ranked by Niche as the second most diverse elementary school in Michigan and is a showcase school for the Capturing Kids' Hearts learning model, which prioritizes student connectedness and emotional well-being. Pinewood Middle also gets a B-plus. East Kentwood High receives an A rating and has a separate freshman campus, rated B. East Kentwood is known for helping students earn college credits, technical certificates and internships through its School To Career department.Natural areas connect to miles of trails
The secluded feel of Bailey's Grove is thanks in part to the surrounding nature areas. More than just a pretty backdrop, these parks offer walking trails and a chance to see wildlife. The East Paris Nature Park consists of classic West Michigan woodlands and wetlands where visitors can fish, bird-watch and walk a mile-long trail loop. On the other side of the neighborhood, the Paris Park Nature Reserve has an unpaved path and a more rustic feel. Both natural areas connect to the Paul Henry Thornapple Trail, a major paved walking and biking trail that extends for miles south to Caledonia and beyond.A local coffee shop and Kentwood's farmers market
A strip mall at the north end of the neighborhood has a few restaurants, including PJ's Pizza & Slice, a go-to for picking up dinner on the way home from work. Coffee Clubhouse is a combination coffee shop and children's play space. Parents living in Bailey's Grove can walk over to meet friends for coffee while their kids run loose. The space also hosts book clubs, mom support groups and craft nights. Kentwood has a weekly summer farmers market at its city hall, just over a mile from Bailey's Grove. Year-round, locals can drive less than 4 miles southeast for groceries at Meijer or head into Grand Rapids for more extensive retail and dining options. The major retail hub of 28th Street is 5 miles north, and downtown Grand Rapids is 12 miles away.Minutes from Gerald R. Ford International Airport
The Gerald R. Ford International Airport is conveniently less than 5 miles east, about a 10-minute ride away. Being close to the airport's flight path means that residents can often hear planes. Bailey's Grove residents rely on cars because no bus lines serve the community.
