A vibrantly landscaped Key West neighborhood
Vivid mimosa tree blossoms coat the sidewalks in The Meadows, one of Key West’s finest landscaped neighborhoods. Homes in this small pocket of the island’s historic district are partially obscured by thick rows of towering palms and colorful tropical foliage toppling over white picket fences. Hugging a local marina, the neighborhood is praised for its serenity, walkability and lack of vacation properties. Occasionally, a helicopter headed for the nearby Trumbo Point Key West Naval Air Station might momentarily disturb the peace, but the neighborhood always returns to its quiet nature. “The Meadows is beautiful. If you like the historic architecture of Old Town but don’t like all the hustle and bustle of, say, Duval Street or just off Duval Street, The Meadows is a beautiful place to buy a home,” says longtime Key West resident Lisa Lennon, a Realtor with Berkshire Hathaway HomeServices Knight & Gardner Realty. Local churches, such as the Metropolitan Community Church on Petronia Street, blend seamlessly into the neighborhood’s design. The Key West Cemetery, a historic site built in 1847 on one of the island’s highest points — 16 feet above sea level — is a few blocks away. In addition to Old Town’s museums and Mid Town’s galleries, The Meadows is close to local spots such as Fringe Theater, which produces original plays highlighting the island’s history.

Preserved conch homes have historic appeal
The Meadows is known for its thoughtfully preserved historic homes, some dating back to the early 1800s. Like Old Town, the neighborhood features an eclectic collection of bohemian bungalows, gingerbread cottages and the Bahamian-style known as conch homes. Most three- and four-bedroom homes cost between $1 million and $3 million, while smaller two-bedroom homes and unrenovated cottages needing repair can sell for under a million. Many homes have received extensive interior renovations but maintain their old-world charm with restored facades. While some upgrades are by design, Lennon says others come out of necessity. “In Key West, none of the homes are perfect. They’re old, and you’ve got to do something to them. And we’re not just talking structurally. It’s a constant battle against the wind and the rain.” Under FEMA’s 50% rule, if a project is slated to cost more than half of the home's appraised value, the owner is required to bring the entire home up to current flood and wind mitigation standards, which can include costly foundational repairs. The Meadows sits at sea level and has a high risk of flooding during hurricanes and tropical storms, so flood insurance is highly recommended.

Youth sports at Bayview Park
Bayview Park, located across Truman Avenue from the neighborhood, is a local destination for baseball games organized by the Boys and Girls Youth Club. The park also includes a shaded playground, tennis courts and a landscaped Veterans Memorial Garden. Fort Zachary Taylor Historic State Park covers 54 acres at the island’s tip, with pine-shaded picnic areas, historic military structures and one of the city’s most popular beaches. The clear turquoise water is ideal for swimming, snorkeling and scuba diving. It’s a short walk past the Key West Amphitheater to Truman Waterfront Park, where locals congregate by the Coast Guard Cutter Ingham Maritime Museum to watch the sunset. The Wavehenge sundial sculpture by artists Damon Hamm and Jeff Sundheim casts intricate shadows during the park’s Thursday afternoon farmers market, and the contemporary playground and splash pad are favorites of local kids.
But for some, the ocean is the best playground. “The kids love to fish here. Their fathers taught them how to fish from age seven on, and they’ve been on a boat every weekend since,” says Brenda Donnelly, broker and owner of Brenda Donnelly Real Estate and a 40-year resident of Key West. The neighborhood’s location beside Garrison Bight Marina is an advantage for boat owners, who Donnelly says are not allowed to keep their boats on the street or in their driveway. A new local marina, Happy Landings, recently opened about half a mile away.

Dual enrollment with The College of the Florida Keys
Horace O’Bryant School, a kindergarten through eighth grade institution rated B on Niche, is within walking distance of the neighborhood. B-plus-rated Key West High School offers dual enrollment with The College of the Florida Keys. Biomedical technology and marine science courses are available at the college’s STEM-focused Academy Public Charter High School, a new program rated A by the State Florida Department of Education. Other elementary options include the tuition-free charter May Sands Montessori and the private Montessori School of Key West. The Basilica School of Saint Mary Star of the Sea, open since 1959, recently revived its high school program, making it Monroe County’s only private Catholic secondary school option.
Key West High School is the largest school complex on the island.

From waterfront dining to nightlife on Duval
One of the perks of living in The Meadows is the proximity to waterfront dining at restaurants like Thai Island. Mac’s Place, a laid-back tiki bar on the marina, hosts live music and is a go-to for watching football games. The unassuming Sandy’s Café, a counter-serve sandwich shop operating out of an old laundromat on White Street, has won numerous awards for its Cuban sandwich. Incas Restaurant celebrates Peruvian cuisine, while Café Solé, which opened in 1995, highlights French-inspired seafood dishes. The largest concentration of local shops and restaurants is at the heart of Old Town on Duval Street, less than a mile away. In the evening, Duval’s bars and clubs thrum with music. Family-owned and operated since the 1920s, Fausto's Food Palace offers fresh seafood and gourmet groceries daily. In New Town, less than 2 miles away, shoppers will find Publix, Winn-Dixie, and a handful of chain restaurants and retail options.

Art strolls on White Street are a monthly tradition
Walk on White, an art stroll and Mid Town tradition since 1999, takes place on the third Thursday of every month. Dozens of businesses and galleries along White Street welcome visitors for an evening of art, music and food. Citywide events occur throughout the year, beginning with music festivals in January and ending with a New Year’s Eve party at Mallory Square. In summer, Indigenous Park hosts the Rotary Club’s Patriotic Party, a Fourth of July celebration with fireworks over the White Street Pier. The event often coincides with the annual Key Lime Festival, which honors Key West’s beloved citrus with inventive desserts and cocktails. Other summer favorites include Lobsterfest, Rum Fest, Brewfest, and the nationally famous Hemingway Days festival, which spotlights the life of the late author and former island resident Ernest Hemingway.

Key West Transit offers workforce transportation
The Meadows is bike- and pedestrian-friendly, with low car speed limits and shaded sidewalks. Key West Transit offers three separate bus routes throughout Old Town, including one dedicated to the island’s local workforce. The Lower Keys Shuttle connects commuters with Marathon, 50 miles north. U.S. Highway 1, also known as the Overseas Highway, is accessible in New Town and links the Keys to mainland Florida. Key West International Airport is about 3 miles away.
