Colington offers a quieter side of the Outer Banks

Colington is an Outer Banks community that’s off the beaten path. Located behind the Wright Brothers National Memorial in Kill Devil Hills, this island in the Albemarle Sound is popular with year-round residents who are attracted to lower home prices, a quiet atmosphere and extensive deep-water canals perfect for boaters. Highly rated schools and a few locally owned businesses are nearby, helping add to the area’s family-friendly feel. The busy beaches and stores in Kill Devil Hills are a roughly 10-minute drive away.

Lower home prices than nearby oceanfront communities

The median home sale price is in the upper $400,000s, lower than the overall median in Kill Devil Hills, Kitty Hawk and Nags Head. Home styles vary widely, from modest cottages surrounded by trees to waterfront homes with saltwater pools and private docks. Prices typically range from the lower $300,000s to the upper $700,000s, though some large homes on the sound may go for over $1 million. Some of the subdivisions here, like Colington Harbour, have a homeowners association, but most do not have strict rules.

A year-round community of boaters and nature lovers

Colington has one of the largest concentrations of year-round residents in Dare County, but you can still find some vacation rentals in the area. “It’s pretty chill — a lot of young kids and younger families just because of the price point for the housing,” says Randy Nance, a Realtor with Coastal Carolina Vacations and Sales who lives nearby in Nags Head. He says boating is the main attraction, and many people are into other water activities, like crabbing, kayaking and stand-up paddleboarding. “You have deep water canals that run through the community,” he says. “A lot of the properties are right on the canal, and they’ll have a dock and boats out behind their house.”

What it’s like to live in the Outer Banks year-round

Living in a vacation destination comes with a different pace of life. “It’s definitely quieter in the offseason,” says Nance, who’s been living in the area for 35 years. “When we first moved here, most places closed during the winter... and now a lot of the restaurants do stay open and the ones that close typically just close from maybe after New Year's Day and then reopen the first of March, end of February.” During the summer season, Nance says everybody is busy with work, but Colington is less affected by headaches like tourist traffic. “You don’t have the hustle and bustle that you do on the bypass and the beach road,” he says.

Schools and family-friendly recreation in the area

Kids can attend Dare County Schools, a district that gets high ratings. First Flight Elementary School, First Flight Middle School and First Flight High School all get high ratings and are in Kill Devil Hills next to the Wright Brothers National Memorial. Families living in the gated Colington Harbour subdivision can join the Colington Harbour Yacht and Racquet Club, which has a swimming pool and tennis courts. Nearby, the subdivision has a park on the sound that has a playground and a roped-off swimming area. Membership at the Colington Yacht Club is open to everyone, and kids can participate in the club’s youth sailing camp.

Health care, groceries and the beach are within 15 minutes

Colington Road is the only road leading off the island. “Once you turn off that bypass onto Colington Road, it’s like heaven because you’re out of the rat race,” says Daphne Degabrielle, a broker with Outer Banks Realty Group. It usually takes around 10 minutes to drive from Colington to U.S. Route 158 in Kill Devil Hills, where you can grocery shop at Publix, Harris Teeter and Target. Public beaches are also around 10 minutes away. Outer Banks Health Hospital is in Nags Head, a 15-minute drive away.

On-island amenities include fresh seafood, a gas station and a cafe

There are also a few amenities on the island along Colington Road, including:

  • Billy’s Seafood, a grocery store selling seafood fresh off the boat
  • TJs, a gas station and convenience store that serves hot subs and fried chicken
  • Higher Grounds, a coffee and ice cream shop serving lattes, milkshakes and sundaes
  • The SaltBox Café, a restaurant known for its steaks and locally sourced seafood

At risk of sound-side flooding during coastal storms

Like most of the Outer Banks, Colington is at risk of flooding, typically during hurricanes or strong coastal storms. “With the canals that run through there, the sound-side flooding is an issue because of the wind in storms,” Nance says. “If you get a storm coming up, it blows from the east, and it blows all the sound water west. When the storm leaves us and goes north of us, that wind switches around, and all the water comes rushing back towards the east. … It’s almost like a flash flood.” He adds that Colington Road once had regular flooding issues, but it was recently elevated and is now less prone to flooding.
