Bull Mountain, 12 miles from Portland, is a community with one foot in the country and the other in the city. Its central and eastern portions are densely residential, while the western part of the neighborhood stretches into Oregon wine country. Neighborhood yards and gardens are carefully manicured, featuring a pleasant mix of towering oaks and evergreens. Homes sit beside thin sidewalks and large roadways, categorizing this as a commuter community. Oregon has all four seasons, and winters on Bull Mountain can become cold. “On top of Bull Mountain, it gets really icy,” says Anne Stewart, principal broker at EXP Realty and resident. “Usually, the only road plowed is Bull Mountain Road.” The CAP Index crime score is 1 out of 10, which is below the national average of 4.

Contemporary and ranch-style homes in Bull Mountain
Bull Mountain encompasses a wide swath of territory, so there’s a fair variety of housing options. Residences on Bull Mountain have a landscape view of the area encompassing an endless skyline and rolling hills covered in cedar, maple and fir trees. “There are different neighborhoods on each side of Bull Mountain,” says Doug Bergmann, a senior broker at John L. Scott Real Estate. “It’s convenient to a lot of different towns, with beautiful sunsets on the West side.” Condos and townhouses range from $425,000 to $600,000. Single-family homes are in the new traditional and contemporary styles. Homes in the area vary in price based on size and if the build is new or has been remodeled. Two to five-bedroom residences range from $650,000 to $775,000, while those with four to seven bedrooms that are newly built or remodeled range from $800,000 to over $1.3 million. Bull Mountain is constantly expanding. The most recent development is in River Terrace and will contain spaces for shopping and recreation. “Just off Bull Mountain, right at the base of the mountain, they’re constructing a new development,” says Bergmann. “Those will be single-family starter homes and townhomes. There’s going to be a new town center for that area.”

Art Rutkin Elementary a recent addition to lineup
The local public schools are part of the Tigard-Tualatin School District 23J, which receives an A-minus from Niche and is regularly ranked among the top districts in Oregon. The school district has 12 elementary schools, four of which Bull Mountain students may attend depending on their address; these schools include Art Rutkin Elementary School, which opened in 2024 and has not yet been rated, Alberta Rider Elementary School, which receives an A, Deer Creek Elementary School, which receives an A-minus and Mary Woodward Elementary School, which receives an A. Students continue to Twality Middle School, which receives an A, or Hazelbrook Middle School, which receives an A-minus. Recently remodeled Tigard High School, which receives an A-minus, offers an International Baccalaureate curriculum and a wide variety of extracurriculars, including a theater program. Tualatin High School, which receives an A, has a career and college readiness program that allows students to explore different career paths.

Commuting to Beaverton and Portland
Bull Mountain is a car-dependent area. Bordered by the Southwest Pacific Highway and state Route 210, Beaverton is 6 miles away and Portland is 12 miles away. “People commute to the tech area in Beaverton and Hillsboro,” says Stewart. Bus stops line the Southwest Pacific Highway, Route 210, Southwest Walnut Street and Southwest 121st Avenue.
Shopping and dining at Progress Ridge and the Pacific Highway
Many residents visit Progress Ridge Town Square for shopping, dining and entertainment. On hot days, children can cool off on the Splash Pad or catch a movie at AMC 13. The Ridge Grill serves hearty diner food for lunch and dinner. For more upscale dining, La Provence offers baked goods from their French bakery and on Fridays and Saturdays, the restaurant hosts local musicians. There are supermarkets along the Pacific Highway, which borders the neighborhood. Its many shopping centers have everything from Safeway to Trader Joe’s, H-Mart, the iconic Korean grocer and department stores ranging from Harbor Freight Tools to Petco. Restaurant options are similarly extensive. For Latin and Asian restaurants, there are the highly rated ramen and Thai spots in H-Mart and a famous local bakery and taco shop, Sanchez Taqueria & Panaderia. Locals visit Tapphoria Taphouse & Bottle Shop for a quiet drink with friends and to explore its immense craft beer selection. Locals can also explore the vineyards and wineries located just outside the neighborhood.

Swim in the Tualatin River
The neighborhood includes small but scenic parks and trails, great for jogging through the woods or just walking over to a neighbor’s house. Larger spaces like Bull Mountain Park or Orchard Park feature playgrounds and athletic fields. Aquatically inclined residents can paddle on the scenic Tualatin River, though they must wait 48 hours after a downpour, or bike down the ever-expanding Westside Regional Trail.

June's annual Tigard Festival of Balloons
The Broadway Rose Theatre Company, 3 miles away, performs several musicals each season, ranging from classic Andrew Lloyd Weber shows to locally written and produced works. The three-day Tigard Festival of Balloons is held every June at Cook Family Park, 4 miles away. The festival features dozens of hot air balloons, a carnival, live music, food vendors and a daily pancake breakfast. The event's highlight is Night Glow when balloon pilots light up their crafts at sunset on Friday and Saturday nights.
