Unincorporated, secluded living
Golden Valley is a quiet, unincorporated community just 11 miles west of Kingman, Arizona, where residents enjoy their seclusion. “When you’re here, you are off the grid, but the highways make it so you can be in the city in a matter of minutes,” says Nina Mourad of Realty ONE Group Mountain Desert, who has sold over 75 properties in the area. “There’s no HOA, which people like, and you are pretty much left alone by local government.” Most locals will commute either to Kingman or 23 miles into Bullhead City for work, but many residents are over the age of retirement. Golden Valley has a 2 out of 10 CAP Crime Index score compared to the national average of 4.

Homes with plenty of space
Golden Valley features a mix of manufactured homes costing between $75,000 and $225,000 and ranch-style single-family homes costing between $250,000 and $450,000 sitting off quiet desert roads. “You get a lot of land for what you’re paying for,” says Mourad. “Many homes have lots with over an acre of space.” Manufactured homes don’t have driveways or garages, but there’s plenty of private parking space. Ranches have private driveways and single-car garages. There are no yards, but some homes feature trees and rock gardens. The arid climate and temperatures routinely topping out well over 100 in the summer make the area ripe for wildfires, so locals will want to have insurance and keep flammable materials far from their homes.
