A residential pocket of Kirkland, South Rose Hill remains a popular destination for commuters. “It is a highly sought-after area, mainly because it is close to Microsoft and Google,” says Tony Ferrelli of Windermere Real Estate, a local resident and agent in the area. “Everything is really very close because the freeway is right there.” Less than 6 miles from Bellevue, heavily wooded roads connect most of the neighborhood, and well-manicured lawns welcome passersby.
Condos and single-family homes
Towering evergreen trees sit at the intersection of many streets and between homes, adding a woodland ambiance to a suburban community. “It’s a very central location for the east side and about 25 to 30% cheaper than Bellevue,” Ferrelli says. Prices range from $478,000 to $3.2 million. “A normal, 3,200-square-foot house is going to run you about $2.4 million, and you can get a new, small condo for around $1 million,” Ferrelli says. Four-bedroom homes with stone accents and second-story balconies in Bradford Place at Bridle Trails might cost close to $1.9 million, while a five-bedroom house with Craftsman-style architecture in the Preserve could cost up to $2.4 million. For buyers looking for lower prices and smaller units, Villa Sonoma and Willow Run offer two-bedroom condos under $1 million closer to the North Rose Hill and Everest communities. Most homes have garages; however, sidewalks are limited and streets are narrow.

Students attend all A-rated schools within the Lake Washington School District, according to Niche. Rose Hill Elementary offers accelerated programs. Students transition to Rose Hill Middle School. Both Rose Hill Meadows and South Rose Hill parks are about a mile’s drive via local roads and offer play areas, walking trails and picnic tables. Marina Park, a 3-mile drive on local roads, features a sandy beach, boat launch, public art and a beautiful open-air pavilion as well as summer concerts. To stock up the pantry, residents drive a mile on surface streets to Safeway or Costco. Though Starbucks is the only chain in the neighborhood, several local restaurants and bars are along Northeast 85th Street, including Taco Time, Nasai Teriyaki, Tres Hermanos and Pogacha’s Pub 85. Ferrelli recommends leaving the neighborhood when looking for after-dinner entertainment. “You go to downtown Kirkland for nightlife, only a mile and a half away,” Ferrelli says. Easily accessible by back roads or bus, Flat Sticks Pub offers patrons mini golf, trivia night, and Bingo, and Bottle and Bull serves Hemingway-themed drinks and cuisine.
