Only 10 miles from Disney World, Kissimmee is an established residential community at the doorstep of one of Florida's most beloved attractions. While proximity to Disney is a perk, residents enjoy the area's scenic parks, locally-owned businesses and community events. "Disney plays a role in why people move here, but Kissimmee is so much more," says Realtor John Hayton of Empire Network Realty. Hayton has sold homes across central Florida for nearly two decades and resides in Kissimmee. "There's a lot of bars, restaurants and stores, plus you're close to Lake Toho. Osceola County has invested millions into the lake, so it's a big attraction."

Single-story homes with backyard pools

Housing in Kissimmee consists mainly of single-story designs, like ramblers, bungalows and contemporary-ranch style homes from the tail-end of the 20th century. Prospective buyers will find a few colonials throughout. Houses are mostly 1,500 square feet with three bedrooms and price tags commonly between $300,000 and $500,000. Like most Florida residences, Kissimmee properties often feature in-ground pools with screened patio enclosures to ensure protection from bugs and the weather. Other common property features include two-car garages and quarter-acre lots with fenced-in yards. Residents frequent the sidewalk-lined streets, enjoying the shaded reprieve of towering palms and moss-draped oaks. "Many people are moving here from out of state, especially for the weather and the fact that there's no state income taxes. Plus, there are plenty of working opportunities," Hayton says.

Downtown Kissimmee has many local shops and restaurants

Residents head to downtown Kissimmee for a night out of the house. Locals park their cars and walk Broadway, the community's central commercial strip, for locally-owned boutiques, restaurants and bars. Many book a reservation at a Kissimmee favorite, 3 Sisters Speakeasy, for a taste of anything from steak to empanadas. After dinner, locals head to Miguelo's Ultra Lounge for drinking and dancing or Breeze Kissimmee for a craft cocktail and a rustic vibe. And when it's time to grocery shop, residents frequent the Walmart Supercenter or Publix.

Kogtown and the Festival of Lights

Kissimmee residents enjoy proximity to several community-wide events, parades and festivals. A popular annual event includes the Kissimmee Festival of Lights, a holiday celebration in Lakefront Park with music, food and light arrangements. Another yearly event is the Kogtown Festival, which celebrates the establishment of Kissimmee with vendors, live music and a petting zoo.

Students attend Osceola County Schools

Students in Kissimmee attend schools in the Osceola County School District, which received an overall B-minus Niche. Many children in the area kickstart their education at Central Avenue Elementary School, which has an overall C-minus on Niche and a student-to-teacher ratio of 15-to-1. Students advance to Kissimmee Middle School. The middle school earned an overall three out of 10 on GreatSchools. Students move on to Poinciana High School to earn their diplomas. The high school features the Ascend Academy, an accelerated academic program that allows students to prepare for post-secondary education. The school earned an overall B-minus on Niche.

Hopping on the LYNX

With Orlando only 20 miles north of Kissimmee, locals frequently hop on the Amtrak train to head into the city. About 2 miles east in downtown Kissimmee, the Kissimmee station is the nearest spot to access the train. The LYNX Transit System additionally serves Kissimmee, so several bus stops dot the community. Drivers often use Highway 17 if headed north toward Orlando.

A day at the Everglades

Shingle Creek Regional Park is Kissimmee's outdoor respite. The park comprises the northern headwaters of the Florida Everglades, offering visitors glimpses of the area's rich flora and fauna. Residents enjoy kayaking from the boat launch at Stefee Landing or fishing off the banks of Shingle Creek. Cyclists and casual strollers trek the community's intricate trail network, including the Shingle Creek Regional Trail, which reaches areas like Lake Tohopekaliga. Locals grab a bench along the shoreline of Lake Toho at Kissimmee Lakefront Park to watch the sunset. The park has several additional amenities, including a fishing pier, a playground and wildlife observation points.
