The tight-knit Cadogan Township
Cadogan Township, located along the Allegheny River about 35 miles north of Pittsburgh, is a community with a capital C. There is a strong sense of community among the 300-plus residents, many of whom have lived in the township for much, if not all, of their lives. "It was originally designed for people working in the factories," says Bridget Fogarty, a Realtor with Century 21 American Heritage Realty who lives in nearby Buffalo Township. "The factories are gone now, but it's a nice little community. If you're looking for a small house, that's the place to find it." Cadogan Township is the type of place that sticks with you, even if you leave. In 2022, the township celebrated 100 years since incorporation, with hundreds of residents and former residents attending the festivities. In 2023, a Centennial Plus One celebration was held so former residents who missed the first celebration could gather with old friends this time around. Township residents plan to make the gathering an annual event.
Small single-family homes for $60,000 to $100,000
Housing consists of established homes built in the early to mid-20th century, including many built even before incorporation. A collection of single-story and multi-level homes line the township’s quiet neighborhood streets. Despite covering just over 1 square mile, homes occupy spacious lots with plenty of room between residences and ample yard space. Homes tend to be smaller inside, with most under 1,000 square feet. However, several have been renovated and added additions over the years. Prices typically range from $60,000 to $100,000, although homes don’t go on the market often.
Students attend schools in the Armstrong School District
The township is part of the Armstrong School District, which has an average student-teacher ratio of 14 to 1. Students can attend West Hills Primary and West Hills Intermediate, both B-rated schools located about 8 miles away. Older students can attend Armstrong Junior-Senior High, a C-rated school located much closer in Manor Township across the Allegheny River.
Kayaking and hunting are popular outdoor activities
Located along the river and nestled between the larger rural enclaves of North Buffalo and South Buffalo, residents enjoy access to similar recreational opportunities. “The water is very important, as most people enjoy the rural lifestyle,” says Fogarty. “If you’re a good-enough kayaker, you can get out on the river. The Allegheny is large enough to support pretty big boats. There’s a lot of fishing and hunting. A lot of hunting clubs in the area.” Conveniently located 2 miles away in North Buffalo is Pennsylvania State Game Lands Number 247, a 452-acre state-run property set aside for hunting. In addition, North Buffalo is home to the North Buffalo Sportsmens Club, which features indoor and outdoor ranges, and Ford City Sportsman’s Club, which offers weekly public trap shooting practice and youth seminars.
Cadogan Township Hall hosts community events
Cadogan Township Hall, which was renovated in 2021, hosts community events that include free movie nights, yoga classes and public birthday celebrations. A recent celebration was held when the community’s oldest-living resident turned 100.
Shopping and dining at family-owned businesses
Falsetti’s Villa, a family run Italian restaurant that has been a staple of the community since the 1970s, is conveniently located just outside the township on Ford City Road, the main thoroughfare for travel in and out of Cadogan. Ford City Road leads directly to Ford City across the river, where township residents can shop at Hankey’s Riverside, a community grocer that has been serving the area for more than 30 years.
