West View is one of many quiet suburbs north of Interstate 40 in West Knoxville. From your front door, you can walk to the namesake elementary school and community park. Interstate 40 and Western Avenue run along the outskirts of the neighborhood, so you can easily get to Downtown Knoxville, 3 miles away, and other attractions throughout the city.

You’ll mostly find bungalows and ranch-style homes from the early and mid-20th century in West View, along with a few recently built properties as the area continues to grow. "Recent economic initiatives have focused on rezoning commercial and industrial areas as mixed-use areas," says Ben Barredo, a Realtor with Wallace Real Estate who specializes in Knox County. "They're trying to focus on improving sidewalks and greenways, widening roads, things of that nature.” Many people rent, but homebuyers can expect prices to start in the low $100,000s and reach the low $300,000s.

Transit options and commutes around Knoxville
Convenience is a big draw to West View. “Everything’s pretty close to this side of town, and you can be downtown in seven minutes,” says Charles Gorman, a Crye-Leike Realtor who has sold in Knoxville since 2018. Here are some ways to navigate the city:
Take Knoxville Area Transit buses on lines 12 and 15
Drive down Western Avenue to get to the heart of the city
Take interstates 40 and 275 for farther trips around the region and beyond

Children attend Knox County Schools, and West View Elementary School is one option within the neighborhood. Students can apply to any school in the district through the open enrollment program. River’s Edge Christian Academy and Apostolic Christian School are two private, highly rated options nearby for prekindergarten through 12th grade. For higher education, the University of Tennessee, Knoxville, is under 3 miles away.

Walking distance to multiple parks
West View Park is the neighborhood's go-to spot for outdoor activities. The 5-acre park has picnic shelters, trails and a playground. Kids can walk the park’s Storybook Trail, an interactive path with a picture-book story that unfolds as they move from panel to panel. Buck Toms Park is another open green space, where people often walk their dogs. If you’re looking to join a flag football or soccer league, there are five fields on the other side of Interstate 40 at John Tarleton Park. You can also cross Western Avenue to get to Malcolm-Martin Park, where there's a community garden, a greenway and a seasonal pool.

Shopping and dining near the interstate and Western Avenue
You’re within minutes of shopping and dining options from West View. Western Avenue is home to many convenience stores, fast-food spots and local restaurants, like Big Apple Kitchen for West African food and Philippine Egg Roll Express. Bars on the Knoxville Ale Trail are also within 3 miles. “There are a lot of different breweries,” Gorman says. “One cool place to watch football games is Yee-Haw Brewing.” For groceries, many head to Food City and the DG Market in the area. The nearest Walmart is 7 miles away.
