An ideal neighborhood for first-time buyers

There is variety to the houses in this neighborhood, where most of the streets have French-inspired names like Versailles Drive or Beauvoir Court. “It’s a mixture of ranch and two-stories,” says Cyndi Dieterman, real estate agent with The Key Team. “And there’s some tri-level and bi-level houses in there.” Prices range from around $110,000 to $210,000, making Orleans Southwest one of the most affordable neighborhoods in this part of town. “There’s not many homes in that price range in Southwest Kokomo,” says Lindsay Ousley, Realtor with The Wyman Group. “It’s a very good entry-level neighborhood for first-time buyers.”

PAL fields, Kokomo Soccer Club nearby

Orleans Southwest is near two of Kokomo’s biggest youth sports facilities. The Kokomo Police Athletic League (PAL) fields are just west of the neighborhood. The PAL sponsors youth football teams for third through sixth graders in the fall and U6, U9 and U13 soccer teams in the spring. Kokomo Soccer Club, which has youth and adult leagues, is also easy to reach from Orleans Southwest. Country Club Hills Park, which features a playground, basketball court, softball practice field and a building available for private events, is the nearest city park.

Close to Boulevard Elementary and Kokomo High

The neighborhood is one of the closest in the city to the campus of Boulevard Elementary School and Kokomo High School, which are only separated by the length of Kokomo High’s football field. For the three years of middle school, neighborhood students head 2.5 miles away to Maple Crest Middle. Boulevard and Maple Crest have C-ratings on Niche, and Kokomo High earns a C-plus with its 24 Advanced Placement programs.

Wildkat games a Kokomo craze

High school sports are the heartbeat of Indiana’s smaller cities and farm communities. Kokomo is no exception to the rule, and Orleans Southwest is ideally situated for catching a Kokomo High football game or track meet at Walter Cross Field or a softball game at the Wildkats’ brand-new artificial turf diamond. However, fans will need to travel to Downtown Kokomo for boys and girls basketball games. The Wildkats play at the historic Memorial Gym, which seats more than 5,000 fans.

Location convenient, yet without congestion

Depending on the eye of the beholder, Orleans Southwest is appealing because of where it is -- and for others, because of where it isn’t. For those willing to commute to Carmel or Westfield – typically about a 40-minute drive south – it is ideally situated. But it’s also on the opposite end of Kokomo from State Road 931 and U.S. Route 31, which are the busiest local byways. “Southwest Kokomo appeals to some people more because it’s not by the (U.S. 31) bypass,” Ousley says. This is also Kokomo’s westernmost edge – starting just a mile outside of the neighborhood, there’s little but trees, farm fields and a handful of small towns for the 40 miles to Lafayette.

Equidistant to shopping centers

Orleans Southwest residents can easily reach Kokomo shopping and dining centers. “It's pretty centralized,” Ousley says. “The location is in close proximity to all of your major amenities.” The neighborhood is about 2.5 miles south of the Kroger on Dixon Road and 2.5 miles west of the Kroger in Maple Crest, and the shopping centers near both grocery stores. There are also dining options much closer to home – local favorite Harvey Hinklemeyers is right across the street. The pizzeria is a popular spot for local youth sports teams and is also known for its Tenderloin Tuesdays. There are also three local banks with branch locations just outside of the neighborhood.

An active tornado history

Tornadoes are a concern in Kokomo, with 27 touching down in Howard County since 1951. That includes one of the most devastating tornadoes in Indiana history, an F4 that struck less than 2 miles from the neighborhood in 1965.
