A neighborhood with three identities
Westbrook is a residential neighborhood in southwest Kokomo where homes were built in three different growth spurts. The first phase of Westbrook houses was constructed east of Berkley Road in the 1970s. The neighborhood expanded west of Berkley in the ‘80s, then was finally built to completion in the 2000s. Those construction phases give the neighborhood three distinctive identities, but they do have one thing in common. “We don’t get a lot of turnover in that subdivision,” says Cyndi Dieterman, agent with The Key Team. “People move in, and they don’t want to leave.”

Houses and trees reflect different stages of neighborhood expansion
In older parts of the neighborhood, houses are a mix of ranches, split-levels and two-story traditional homes with yards large enough to put some buffer between neighbors. “These are on decent-sized lots,” Dieterman says. “Not these cookie-cutters where houses are 6 feet apart.” Houses in the newer part of the neighborhood are typically two-story custom builds that feature attached garages and exceed 2,000 square feet. The most noticeable difference between Westbrook's different sections besides housing styles? Trees. The older parts of the neighborhood have shade from mature trees, while the many trees in the newer section are in a younger life stage that doesn’t provide quite as much cover. Recent home sales in Westbrook range from $200,000 to $345,000.
