Anchored in the southernmost portion of La Crosse, the neighborhood of Springbrook-Clayton Johnson is attracting new residents for its quiet suburban atmosphere and affordable price points. "Because our job market has stayed stable, our housing market has hardly seen any dips," says Dan Stacey, a Realtor with Re/Max Results, born and raised in La Crosse. "We have three universities in the city, which is great for job opportunities, but not everyone wants to be close to the college activities or downtown scene. I think areas like this are important for people looking for a solid home who maybe need to consider lower price points." If looking at a map, Springbrook-Clayton Johnson may seem far removed from downtown La Crosse and the riverside, but it's only 4 miles from the city's heart. Bordered to the east by several trails that run up into the bluffs surrounding La Crosse, residents have access to both outdoor recreation and the city's downtown scene in almost no time.

Affordable price points for solid mid-to-late century homes

In Springbrook-Clayton Johnson, the wide streets are quiet, trees shading the small but well-kept front lawns that line the blocks. A picture of typical suburbia, residential personality can be seen everywhere in the community, from carefully tended to gardens and decorated front porches. Nearly all homes in the neighborhood were built between 1965 and 1998, with the occasional 21st-century property popping up here and there. Condos in the area typically sell between $150,000 and $250,000, while ranch-style homes and split-levels sell between $250,000 and $400,000. While there's a slightly higher percentage of homeowners in the neighborhood, it's still considered renter-friendly.

Diverse outdoor recreation, from hiking to boating

Bordered directly on the east side by bluffs, several hiking trailheads in the neighborhood lead up to the peaks that overlook the city and river. "Our outdoor opportunities are pretty amazing here. If people aren't boating down at the river, they're probably hiking or mountain biking around the bluffs," Stacey says. "We have a ton of parks; I think the city did a great job making sure everyone has access." On the community's northside, Springbrook Park has an expansive playground that's within walking distance for many households. Pammel Creek Trail, a 3-mile paved pathway popular for biking and jogging, runs directly parallel to the neighborhood's west side.

A choice of elementary schools and getting all the way to high school graduation

Springbrook-Clayton Johnson falls under the La Crosse School District, and Wisconsin does offer school choice through four parental choice programs. Children can start at either Hintgen Elementary School or Southern Bluffs Elementary School, which get a C-plus and B-minus from Niche, respectively. Kids can move on to Longfellow Middle School, rated with a B-minus, before attending B-rated Central High School. On the third floor of Central High, a planetarium is open for other schools in the district to come with visiting classes and for the public upon booking.

Commuting along the Blues Highway and trains passing through

The neighborhood is bordered by Route 61, also called the Blues Highway, a major highway that spans 1,400 miles from New Orleans to Wyoming. Blues Highway and 33rd Street are lined with several stops for Municipal Transit buses. Railroad tracks run parallel to Springbrook-Clayton Johnson, so residents may occasionally hear noise from trains passing by.

Nearby retail plazas and heading into downtown La Crosse for good eats

Several retail pockets housing stores such as Walmart Supercenter, Aldi and Walgreens are just off Blues Highway. There are also several fast casual and chain restaurants for quick food options. While Springbrook-Clayton Johnson sits at the very south of La Crosse, it's still only 4 miles from downtown, about a 10-minute drive. "Our downtown area really has no franchises. Everything in downtown is privately owned and operated," Stacey says. "All the businesses there are so unique, and we've got some great restaurants and a pretty hopping bar scene." Locals sit for upscale dining with river views at The Waterfront Restaurant and Tavern and enjoy craft beer at The Root Note while live bands play sets.
