Live Oak-Webb Canyons is La Verne’s version of the Hollywood Hills

Buyers in La Verne and Claremont are often drawn to North La Verne’s nostalgic suburbs or Claremont Village’s academic energy, but the hilltop estates in Live Oak-Webb Canyons offer something different. “Live Oak Canyon is very unique for the area,” says Realtor Joe Porreca with Concierge Realty Group, a lifelong resident of the La Verne-Claremont area. The community, typically called Live Oak Canyon, is on the line of La Verne and Claremont, neighboring the prestigious Webb Schools, but most homes have a La Verne address. These private estates and horse properties differ from the uniform suburbs below. “They’re all custom homes,” Porreca says. “It’s an eclectic community. You have to want a specific lifestyle up there because there’s only one way in and out.” In Live Oak Canyon, residents have a secluded environment with enough space for their stables, tennis courts and elaborate gardens.

Secluded mansions, equestrian estates and famed architectural designs

Spacious homes and driveways leading to secluded estates stem from Live Oak Canyon Road, and everything is custom. “There are huge estates and really impressive homes that wow you, but they’re not all like that,” Porreca says. These are dream homes for most residents, so it’s rare to see one on the market; only four homes were sold between April and October of 2025. Most of these midcentury modern retreats and Spanish-inspired haciendas sell for between $1 million and $2 million. The outlier was an over $4 million midcentury mansion on a 10-acre estate designed by Foster Rhodes Jackson, a disciple of Frank Lloyd Wright. The home has even been featured in Architectural Digest. Horse properties are common in the community. These estates often have stables, riding loops and trails.

Students can go to Claremont’s highly rated public and private schools

The community is on the La Verne-Claremont line, so students can attend the Claremont Unified School District, which earns an A grade from Niche. Kids begin at Sumner Danbury Elementary, rated a B-plus. They continue at El Roble Intermediate, which earns an A-minus. Claremont High gets an A and is known for its touted International Baccalaureate program. High schoolers can also enroll at the Webb Schools, an A-plus-rated boarding school on the community’s east side. According to Niche, Webb Schools is one of the top 10 boarding schools in California. Juniors and seniors at Webb engage in their fields of interest with organizations around Claremont and LA, which could include conducting research at the campus’s Alf Museum of Paleontology.

Hiking and horseback riding in Live Oak and Marshall canyons

There are miles of trails in the San Gabriel foothills north of the community. Marshall Canyon Regional Park provides routes for hiking, mountain biking and horseback riding. Horse owners can practice riding at the park’s equestrian center. The trails lead farther up into Claremont Wilderness Park and its miles of mountain paths. Live Oak Park is the community’s recreation space on the west side. This is where residents meet for tennis matches and kids play soccer games. It also has a playground.

Shopping on Historic Route 66 and dining in Old Town La Verne

There’s a collection of shopping centers a few miles south on Historic Route 66. La Verne Town Center is the main plaza, with Target, Marshalls and other department stores. The surrounding strips have supermarkets like Amazon Fresh, Vons and Sprouts. They also have local and chain eateries, but residents often dine in Old Town La Verne, just over 3 miles south. Old Town’s walkable blocks of restaurants and boutiques neighbor the University of La Verne.

Five miles to the University of La Verne and the Claremont College

Education is a prominent field in the area. The University of La Verne is a small private school in the heart of the city, about 4 miles south. The Claremont Colleges are a collection of institutions on a shared campus, 4 miles southeast. Pomona Valley Hospital is another big employer, 4 miles south. Commuters might drive 30 miles south to Anaheim, or about 35 miles west to downtown LA. State Route 210 runs through La Verne, quickly getting commuters to Interstate 10 on their drive to LA. The Metrolink train offers a one-hour-plus ride from La Verne to LA. Residents typically fly out of Ontario International Airport, 12 miles southeast.

La Verne's northern hills are a high-risk area for wildfires

Most of north La Verne, Live Oak Canyon included, is a Very High Fire Hazard Severity Zone, according to the California Department of Forestry and Fire Protection. There have been real threats like the 2024 Bridge Fire that burned over 50,000 acres in the northern hills. La Verne’s city website provides resources about the area's fire risk and insurance availability.
