The small community of Val Verde earns its name with neat, green yards within walking distance of golf, fishing and locally owned restaurants. “Val Verde has nice parks. It’s clean and well-kept,” says Realtor Marc Cohn of KW Elite Real Estate. Despite its small footprint, the area has a big impact on La Vista’s housing market. Homes in Val Verde are much newer than surrounding areas, part of Omaha's recent growth and expansion southwest of the city center, near the Papillion and La Vista communities.

Ranch-style homes with a modern twist
Properties average about a tenth-acre along streets that generally run directly north/south and intersect cross streets at right angles. Five-bedrooms with more than 3,000 square feet of living space are typical, built from the late 1990s into the early 2000. Prices range from $300,000 to $500,000. An apartment complex occupies a segment of the neighborhood's southern half, alongside Val Verde Park. A dozen homes also connect directly with the park. “Obviously, there are newer homes in all parts of town; so, it more so matters which builder you want to associate with,” says Cohn.

Multiple ways to have fun outdoors
Val Verde is just across South 96th Street from Tara Hills Golf Course, an 18-hole par 70 facility that's open to the public. Papillion Creek is also walkable from here, and the city allows fishinf for channel catfish and common carp. Sometimes dog owners take their pups south to the Walnut Creek Reservation Area, whose lake is an even more frequented fishing spot. Sumtur Amphitheater is the crown jewel, hosting live outdoor music in the warmer months. Val Verde Park is within the neighborhood, focusing on passive pursuits, though a playground, a basketball court and a walking loop take center stage. It can be accessed from two points along Centennial Road, one of which includes parking.

Supporting small businesses
Coffee Society Café is directly west of Val Verde on Giles Road, and can be accessed without ever making a left turn. There’s also Rebel Rise GF, a bakery across the street that serves exclusively gluten free goodies. After work, commuters can stop by either Pint Nine Brewing or Kros Strain Brewing. These adjacent breweries each have a modern, minimalist interior fit for bar-side sampling or sitting with friends. Costco Wholesale is 2 miles west for weekly groceries and household essentials.

20 minutes to Downtown Omaha and the Offutt Air Force Base
Those working in Downtown Omaha have about a 12-mile, 20-minute commute ahead of them with good traffic. Taking the bus can technically be done, but the nearest Metro Transit park and ride stop is 1 mile east of the community, after which the ride lasts about half an hour. Although the neighborhood is car-dependent, the presence of Interstate 80 reduces the overall travel time to Omaha and other important areas. One such destination is the Offutt Air Force Base, a major employer located 11 miles southeast. The 11-mile drive north from Val Verde to Methodist Hospital takes 15 minutes with no traffic.
Attending class in Val Verde
Students in Val Verde can attend Portal Elementary, rated A overall by Niche, before advancing to La Vista Middle, which gets a B-plus overall. Papillion La Vista High completes the local list of schools with an A-minus grade and a fine arts program. “The school district is very good and highly sought after,” says Cohn.
Papillion La Vista Senior High School serves students grades 9–12.
Portal Elementary School serves students in PK through K-6.
