Edgewater is a small residential neighborhood in north Lacey. Located close to Tolmie State Park and the Puget Sound shoreline, and not too far from central Lacey, Edgewater offers residents easy access to both the area’s natural beauty, and the city’s ample restaurant and retail offerings. Edgewater was developed between 2002 and 2004 as part of the master-planned Hawk’s Prairie community, which includes the larger 55+ neighborhood of Jubilee, which borders Edgewater to the east. Contemporary Craftsman homes
Edgewater is entirely made up of single-family homes built in the early 2000s. While layouts vary, nearly the entire neighborhood is made up of Craftsman-style homes featuring between 1,500 and 3,000 square feet of interior space. Most homes have small, manicured front yards and porches facing the street, and parking garages in the rear that exit to the alleys that bisect every block in the neighborhood. Most homes are separated from their neighbors by only a few feet — enough to walk through but not much else. “It’s a zero lot line community, so a lot of homes have small patios instead of full yards,” says real estate agent and longtime Lacey resident Laura Lundin of Abbey Realty. “It’s actually a draw for people because it means yard work is limited. Every house in the neighborhood is within a block or two of one of the parks, which are really well maintained, so kids have lots of space to play.” Homes in Edgewater can go for anywhere from $420,000 for smaller properties near the center to over $700,000 for the larger homes that line the neighborhood’s borders. Edgewater has a CAP Index Crime Score of 1 out of 10, compared to a national average of 4.

The shared backyard of Edgewater Park
Edgewater’s 3 parks—Glacier, Baker and Edgewater—serve as a shared backyard in a community short on private yard space. While this might seem like a drawback, for many residents it provides a great opportunity to get to know their neighbors and their community as a whole. “It’s a very walkable place, so you get to know people,” says Realtor Matt Murray of Van Dorm Realty, who has lived in the area for over 25 years. “Folks are either going for walks on the trails or sidewalks or they’re at the parks. It really fosters a sense of community. I know every neighborhood is supposed to be tight-knit, but Edgewater honestly is.” All three parks have playgrounds and manicured fields, and Edgewater Park, the largest, also features a soccer field and basketball and pickleball courts.
It’s only a 3-mile drive from the neighborhood to Tolmie State Park, which has walking trails that wind through wetlands and forests and along the coast. The park’s beach is well known for its oysters, mussels and clams, which park-goers can dig out of the sand during shellfish season. Just east of the neighborhood, Hawks Prairie Golf Club features two 18-hole courses open to the public. With scenic views of the Puget Sound and well-maintained fairways, it’s a convenient choice for local golf enthusiasts.

North Thurston Schools
The area’s public schools are overseen by the North Thurston Public Schools District. Getting around North Lacey
Marvin Road is the neighborhood’s major thoroughfare, connecting it to central Lacey and the interstate. It’s about 3 miles by car to both Interstate 5 and Martin Way. The main gate to Joint Base Lewis-McChord, one of the neighborhood’s largest employers, is a 10-mile drive. The Washington State Capitol in Olympia is also roughly 10 miles from Edgewater. The area is served by the Hawk’s Prairie bus route, which runs from the neighborhood to the Lacey Transit Center on the west side of town.
