Ladson offers parks, markets and new construction 20 miles north of Charleston. This suburb offers easy access to so many of the city’s treasured amenities and attractions but has a slower pace of living and budget-friendly housing. The area is also close to major employers like Joint Base Charleston and Boeing, so many buyers seek out Ladson’s comfort and convenience. “The community is on the smaller side, but it’s very conveniently located between Summerville and Goose Creek,” says Realtor Danielle Morgain with Agent-Owned Realty Co. “It’s right next to I-26, so you can easily get to Charleston. The only negative with that is that there can be some noise and congestion for those who live closer to the highway.” Morgain lives next door in Summerville and is a top real estate agent in the area.

Contemporary homes and new construction

Most homes in Ladson were built in the late 20th and early 21st centuries. The primary feature in the community is brick and paneled ranch-style houses, on good-sized lots with private yards. Most homes have large porches to take in the evening air and gambrel roofs that add charm. Classic two-story Colonial Revivals on quarter-acre lots are another option. There are also newer contemporary planned communities. Mobile homes are also available for those seeking a more budget-friendly option. Prices in Ladson range from $250,000 to $400,000, with newer builds on the higher end of the pricing scale. “The prices of the area are a draw for buyers. They can live close to work without having to live in more expensive areas like North Charleston,” says Morgain.

Students attend Charleston County Schools

For families wishing to send their students to public school, Ladson Elementary serves students in prekindergarten to fifth grade. The school has an overall grade of B-minus on Niche. Students then filter into Deer Park Middle School, which scored an overall C-plus on Niche. Grades nine through twelve attend R.B. Stall High School, which has a B-minus on Niche. The school provides students with a one-stop college and career planning tool for graduating students to make goals, get financial aid resources and enroll in dual-credit courses.

Wannamaker County Park is a go-to for outdoor fun

For the outdoors, Ladson is less than 4 miles from North Charleston Wannamaker County Park. This expansive site stretches over more than 1,000 acres of grassy fields, woods, wetlands and entertainment spaces. Residents can enjoy the park’s picnic sites, playgrounds and disc golf course. One of its most notable features is the Whirlin’ Waters Adventure Waterpark. The seasonal park is home to a wave pool, large water slides and a lazy river. Pet owners will enjoy taking their pups to the spacious dog park, which includes a splash pad and watering hole. Golf enthusiasts will enjoy living close to Crowfield Golf Club, which has an 18-hole public course, restaurant, event venue, tennis court and swimming pool.

Local Ladson events and attractions

A popular attraction in Ladson is its Coastal Carolina Flea Market. The weekend-only event features more than 800 vendors and covers nearly 50 acres. It’s a go-to for antiques, jewelry, clothing and more. The Exchange Park attracts residents and tourists alike. The event center hosts the Coastal Carolina Fair, an annual fest of rides, fun and fundraising for charities and scholarships.

Close to Summerville’s retail and dining amenities

Residents enjoy proximity to a variety of shops, restaurants and stores along Summerville’s Main Street. Azalea Square offers retail shopping at big box stores like Target, T.J. Getting around Ladson

Interstate 26 runs through the heart of Ladson and residents enjoy comfortable living with quick access to other South Carolina destinations. Residents are about 20 miles from downtown Charleston, and 30 miles from the barrier islands and beaches. I-26 also provides access to the Charleston International Airport, about 10 miles away. Trident Medical Center is about 5 miles away, so residents can easily have medical necessities treated. I-26 is the hub of life in the area, connecting residents throughout the Charleston peninsula and beyond.
