Bridge Water is a newer suburban area where contemporary houses offer modern features and minimal upkeep. Housing development began booming here in the early '00s as part of Lafayette's ongoing south-side growth. Many homes are even newer than that, having popped up between six and eight years ago. This area has a quiet, suburban feel with manicured landscaping and young trees. Yet for many, it's the interior that counts. "The houses are more current and a little higher-end but still affordable," says Cheryl Butcher, Managing Broker at Keller Williams Realty. "They're going to have some of the amenities that buyers want, like bigger master suites and open concept layouts." Bordering the south end, Veterans Memorial Parkway is a convenient gateway to Purdue University, shopping and dining and the city's biggest employers.
Modern kitchens and open-concept living spaces
Bridge Water offers various housing styles, with apartments and duplexes in the center and single-family homes on either side. The east side has some of the area's newest houses, most built between 2006 and 2018. These New Traditional properties have a modern look with brick and beige vinyl siding and two-car garages facing the street. Inside, modern, updated kitchens with stainless steel appliances flow into open-concept living spaces. And these newer homes mean less maintenance. "With a 25-year-old home, you're going to have to replace the roof, but with a 15-year-old house or newer, there is less maintenance because it's been updated to recent building codes with more stringent standards," says Dustin Robinson, leader of the Robinson Geswein Team at Lafayette Listing Realty. Though lot sizes are smaller, front driveways are large enough for two cars, while backyards are large enough for an above-ground pool. Home sell for between $250,000 and $285,000, which is about on par for the city as a whole. Sidewalks provide paths for easy walks, although young trees are still too short to provide much shade.

Commercial artery Veterans Memorial Parkway just south
Bridge Water is near the south side's primary shopping and dining hub. Just south, Veterans Memorial Parkway has casual chain restaurants, services, big box stores and a couple of local haunts. With curbside grocery pick-up, Walmart is often cited as a perk of this area. To support local, residents also grab fresh produce and specialty items from La Plaza, a Mexican grocer. The store also serves fresh tacos. The End Zone Sports Bar and Grill draws a crowd with casual bar foods and beer buckets.

Brittany Chase Park is soon to come
As the south end of the city grows, so does the parkland. In April 2024, Lafayette Parks and Recreation announced early plans for a new park called Brittany Chase, spanning 15 acres on Bridge Water's north side. The master plan design is projected to be completed in fall 2024. In the meantime, Lafayette parks, both big and small, are fewer than 3 miles away. Armstrong Park is a 30-acre community park with sports facilities for tennis, baseball and basketball, a multiage playground and a paved path looping around the fishing pond. Kennedy is a neighborhood park spanning 7 acres with a multiage playground, soccer field and open green space.
Armstrong Park's large playground is a great place for Bridge Water children to burn some energy.

Easy commute to major employers
Major industries and jobs are close to the neighborhood. Just east is Wabash National, Tippecanoe County's sixth largest employer, and Subaru of Indiana Automotive, the second largest with over 6,500 associates. Both are accessible from Veteran's Memorial Parkway. The road cuts east and west across the city's south side. That also helps with the commute to Purdue University, located about 6 miles northwest. Near the school, Purdue University Airport has direct flights to Chicago. Downtown Lafayette has seen lots of investment in recent years, transforming into a shopping, dining and events center. It's less than 5 miles north via South 18th and South Streets. Franciscan Health offers emergency medical services, roughly 4 miles northeast.

Lafayette schools on one side, Tippecanoe schools on the other
The Lafayette School Corporation serves the neighborhood's western half, while the Tippecanoe School Corporation serves the eastern half. Lafayette School Corporation oversees Amelia Earhart Elementary School, which earns a B from Niche, Sunnyside Intermediate, which earns a B-minus, and Tecumseh Junior High, which also earns a B-minus. Jefferson High earns a B-plus and offers eight pre-engineering courses through Project Lead the Way. Through Tippecanoe, students can attend Dayton Elementary School, which earns a B, Wainwright Middle, which earns a B-minus, and McCutcheon High, which earns a B-plus. McCutcheon has Advanced Placement courses in biology, world history, economics and Spanish.
Sunny Side Intermediate School prepares the youth of Lafayette for accelerated learning.
Dayton Elementary School earns an overall Niche grade of B.

Fine-art festivities at Armstrong Park
Lafayette brings its events to the south side. Art in the Park is a four-day event in June and July that takes place at several Lafayette parks, including Armstrong Park. Local and regional artists sell their fine art pieces, including watercolor, photography, pottery, ceramics, wood and more. The whole family can enjoy the free event, which features food vendors, music, and crafts for the kids.
