A welcoming home for working families
“This is a neighborhood of working-class families with kids. It’s very safe. The houses here are bigger and nicer. There are no neighbors behind you because the property backs up to Ditch. Lot sizes are larger. Other neighborhoods are packed tighter,” Lee Anna Atwell says. Atwell is the Worship and Creative Arts Director of the Brady Lane Church where she’s worked for 25 years.
Brady Lane Church anchors the tiny Coldbrook neighborhood 4 miles south of downtown Lafayette, is tiny. It's comprised of four streets and four courts.
“It feels like a ‘pocket neighborhood. The houses are a little further spaced apart and a little roomier. The neighborhood itself is self-contained, and there are no thru streets. It doesn’t feel like it’s set in the middle of a neighborhood. It’s very quiet and secluded. It’s not really like ‘neighborhood;’ it’s more like if you know, you know,” Atwell says.
Homes “bigger and nicer” than nearby neighborhoods
Based in Lafayette, the National Real Estate Company built most of Coldbrook's homes. From the 1940s through the 1980s, this company sold prefabricated homes like these across the country. The homes have remained true to their original purpose of providing affordable housing, Carole King says.
A Realtor with KW, King has been selling homes in the area for 16 years.
“It’s probably still a neighborhood of starter or move-up homes. It’s peaceful and quiet, with mature trees and a great location. You’ll find traditional homes, mostly ranch. They’re well built, with some custom-built homes," Carole King says.
Ranch-styles and split-levels are the most common architectural styles, although one will occasionally find a Craftsman or Colonial-inspired two-story home. Prices range from $250,000 to $325,000.
McCutcheon High School students can individualize graduation requirements
Students can attend elementary and junior high school in the Lafayette School Corporation. They can start at Miami Elementary School, which earns a B-minus from Niche and move on to B-minus-rated Sunnyside Intermediate Tecumseh Junior High School. In high school, students can attend B-plus-rated McCutcheon High School, which is in the Tippecanoe School Corporation. Through the Indiana Department of Education’s Graduation Pathways program, McCutcheon students can individualize their graduation requirements to align with their college and career goals.
Interstate 65 four miles away
Coldbrook is located four miles west of Interstate 65, which runs to Chicago and Indianapolis. It’s also close to State Roads 25, 26 and 38 and U.S. Routes 52 and 23.
Lafayette’s Amtrak station serves Chicago, Washington, D.C., and New York City. Greyhound in Lafayette offers intercity bus service and shuttles to Indianapolis International Airport and O’Hare International Airport.
Public transportation is available through CityBus local bus service with multiple stops along Brady Lane and S. 18th Street.
Lighted tennis and basketball courts at Armstrong Park
Coldbrook is close to numerous venues for sports, social interaction and entertainment.
Armstrong Park, named for astronaut and Purdue University alumnus Neil Armstrong, is the closest park to the Brady Lane neighborhood. It features a paved walking trail, multiple playgrounds, baseball fields and lighted tennis and basketball courts.
But many prefer Columbian Park in Lafayette, which includes a zoo and the Tropicanoe Cove water park.
“Most people go there,” Atwell says.
The Beck Lane Boys & Girls Club and the YMCA are each under two miles away.
Favorite local eateries include Teays River Brewing & Public House and Walt’s Other Pub
Favorite locally-owned restaurants include the Legacy Pub, Teays River Brewing & Public House and Walt’s Other Pub.
“Legacy Pub is very popular. There are a lot of vegetarian dishes. It’s crowded all the time,” Carole King says.
King, a Realtor with KW, has been selling homes in the area for 16 years.
Grocery shopping is conveniently located 3 miles away at Pay Less. Two miles away, the Tippecanoe Mall is home to anchor stores like Macy’s, Penney’s, Dick’s and Kohls.
Lafayette 4-H Club shows off best at summer fair
Every summer, the 4-H Club holds its week-long fair at the Tippecanoe Fairgrounds 2 miles away.
Each June, downtown Lafayette closes down its main streets to make room for A Taste of Tippecanoe. This fundraiser for the Tippecanoe Arts Federation draws up to 40,000 visitors who come to enjoy local foods and live entertainment.
In October, Fort Ouiatenon near West Lafayette welcomes thousands of visitors to the Feast of the Hunters’ Moon. Participants reenact the annual fall gathering of the French and Native Americans that took place in the mid-18th century. Feast foods include period dishes such as venison sausage and rabbit stew.
Higher risk of flooding along Elliott Ditch
There’s an increased risk of flooding along Elliott Ditch along the southern border of Coldbrook.
