Prefab homes hold up well after 6 decades
“A home that can be yours if you make $45 a week!” That’s from a 1940s print ad for the “Cadet” model of a prefabricated home built by National Homes. Lafayette brothers Jim and George Price started National Homes in 1940 and sold mass-produced homes across the U.S. for nearly half a century. Buyers would order pre-made homes that the company would deliver for a couple of grand. Many will recognize the housing styles since the company built a quarter of them between 1940 and 1963. The Commanche neighborhood, 3 miles south of downtown Lafayette, is full of them. Over the decades, homeowners have replaced or built additions, but the prefab homes still dominate Commanche’s landscape. “It’s pretty convenient to everything. There’s a Walmart 5 minutes away and we have two Payless stores within 10 minutes and lots of fast food places,” Lee Anna Atwell says. Atwell, Worship and Creative Arts Director of the Brady Lane Church has lived in the area for decades.
Homes sell more than twice as fast as the national average
“Those are the kind of rental homes I like. Because they’re slab foundations and if the toilet leaks, the toilet can leak for hours and it’s not going to hurt anything except the carpet and maybe a little drywall,” Carole King says. A Realtor with KW, King has been selling homes in the area for 16 years. She also owns several rental properties in the nearby Brady Lane neighborhood. “The neighborhood is a mix of single-family homes and rentals,” she says. The most common architectural style in the neighborhood is ranch-style, Cape Cods and bi-levels can also be found. While some homeowners have built additions to these small ranch-style homes, many remain as small as 900 square feet. Prices range from $140,000 to $245,000. Homes here sell in 16 days, compared to the national average of 43 days. Commanche’s streets are named for Native American nations from throughout the U.S.
Jefferson High School students can take college credit courses at Purdue University
Students can attend public schools in the Lafayette School Corporation. They can start at Miami Elementary School, which earns a B-minus from Niche and move on to B-minus-rated Sunnyside Intermediate and Tecumseh Junior High School. High schoolers can attend Jefferson High School, which earns a B-plus. Jefferson offers over 60 dual college credit courses in partnership with Purdue University and Ivy Tech Community College.
Easy access to Interstate 65 makes commuting easy
Commuting is easy as Commanche is four miles west of Interstate 65, which runs to Chicago and Indianapolis. It’s also close to State Roads 25, 26 and 38 and U.S. Routes 52 and 23. Travelers who prefer to skip the drive can take the train at Lafayette’s Amtrak station. Service to Chicago, Washington, DC, and New York City is available. Greyhound in Lafayette is another option. Public transportation is available through CityBus local bus service with multiple stops along Brady Lane and S. 18th Street.
Kids have fun at Beck Lane Boys & Girls Club
Commanche is close to numerous venues for sports, social interaction and entertainment. The Beck Lane Boys & Girls Club and the YMCA are each under two miles away. Armstrong Park, named for astronaut and Purdue University alumnus Neil Armstrong, is the closest park to the Brady Lane neighborhood. It features a paved walking trail, multiple playgrounds, baseball fields and lighted tennis and basketball courts. Many residents prefer Columbian Park in Lafayette, which includes a zoo and the Tropicanoe Cove water park. “Most people go there,” Atwell says.
Favorite local pubs include Legacy, Walt’s Other Pub, Teays River Brewing & Public House
Although there is no shopping and dining within the neighborhood, there are plenty of options for both nearby. Two miles away, the Tippecanoe Mall is home to anchor stores like Macy’s, Penney’s, Dick’s and Kohls. Grocery shopping at Pay Less is only two miles away. Locally-owned eateries are popular gathering spots. Trueblood Real Estate Realtor Rebecca Wright is a big fan of Teays River Brewing & Public House and Walt’s Other Pub. She recommends the Paradise Salad, burgers and wings at Walt’s Other Pub. She enjoys going to Teays, especially on nights when they feature live music. “I love their buffalo cauliflower wings,” Wright says. She’s been selling homes in the area for 17 years.
A Taste of Tippecanoe draws 40,000
In October, Fort Ouiatenon near West Lafayette welcomes thousands of visitors to the Feast of the Hunters’ Moon. Participants reenact the annual fall gathering of the French and Native Americans that took place in the mid-18th century. Feast foods include period dishes such as venison sausage and rabbit stew. Every summer, the 4-H Club holds its week-long fair at the Tippecanoe Fairgrounds, a mile away.
Second Baptist Church serves ethnically diverse parishioners
The ethnically diverse Second Baptist Church is in Commanche’s northwest section. There’s an increased risk of flooding in this area of the neighborhood.
