Orchard Heights
Neighborhood in Lafayette, Indiana
Tippecanoe County 47905
Midcentury homes with equity
Orchard Heights is almost entirely residential except for two churches on the west side. Homes sit far back from the street on well-kept, grassy lots about half of an acre — large enough for a playset in the front yard. This area is full of brick, midcentury ranch-style homes with low-pitched roofs, and the occasional split level. Both can have attached multi-car garages. On the inside, properties may need minor cosmetic updates to bring them into the 21st century, Whitaker says. But that doesn't hinder the competitive housing market. "When people move there, it doesn't matter if the home is stuck in the '50s or '60s; people buy no matter what because they're walking into equity," she says. "It's such a desirable neighborhood that if they decide to sell in a year, they can make a profit." Prices can range from $250,000 to $380,000.Target, Sam's Club and more on South Street
Though quiet, this neighborhood is close to a commercial center. Bordering the neighborhood's south side, South Street is a go-to area for drive-through fast food, casual sit-down dining, and shopping at Target, Lowe's, Sam's Club, Home Depot and Walmart.City Barbeque is a counter-service restaurant that is popular for its award-winning beef brisket, served with a choice of sides such as coleslaw, mac and cheese and collard greens. Locals enjoy their food at community picnic-style tables. HuHot Mongolian Grill is another nearby chain where locals hand-pick their noodle bowl ingredients and watch as the chefs prepare their meals on the grill. Table-side s'mores offer another hands-on experience.
Pickleball tournaments at McCaw Park
McCaw Park is a venue for fitness and camaraderie, just west of Orchard Heights. Home to the Lafayette Indiana Pickleball Association (LIPA), the park is a hub for practice and games, although the courts are currently closed for renovation. The ongoing city project will replace the old pickleball courts with 26 new ones. LIPA members of all ages can participate in pickleball tournaments once the courts are completed by the end of 2024. In the meantime, the park has a new dog park that opened in 2024 and a state-of-the-art playground with multiple slides, climbing equipment and other features for kids of all ages.Artsy festivities at McCaw Park
Two neighborhood churches — Lafayette Church of Christ and Lafayette Community Church of the Nazarene — bring congregants together with Sunday worship services. Although Community Church of the Nazarene moved to its Orchard Heights location in 2023, it has a 20-year history in the city and longtime members. City-led events are close by, including the annual Art in the Park, a summertime celebration taking place at different green spaces around the city. McCaw Park took part in 2024, with local artwork for sale, kids' arts and crafts, music and food.Straightforward route to downtown Lafayette and Purdue
Sidewalks are not widely available here, although the neighborhood does not see much through traffic. Thanks to convenient roadways, driving is preferable to get outside the neighborhood. South Street connects with downtown Lafayette, about 4 miles west. It continues west another mile toward Purdue University. The number 7 bus also serves South Street, arriving every 20 minutes.Hands-on job experience at Jefferson High
Orchard Heights is within 4.5 miles of K-12 schools through the Lafayette School Corporation. Just northwest, Glen Acres Elementary earns a B from Niche. Moving through the pipeline, pupils usually attend Sunnyside Intermediate for fifth and sixth grade and Tecumseh Junior High for seventh and eighth. Both schools earn a B-minus. Jefferson High, earning a B-plus, preps students for college and careers with dual enrollment classes, Advanced Placement classes and hands-on job opportunities. High schoolers can earn food service and hospitality experience by working at Pony Espresso, a student-run shop on the Jefferson campus.
