A North Lafayette neighborhood that's undergoing redevelopment

The Mouton neighborhood may not have much name recognition in Lafayette, but many know the area as a growing part of the city. "Pont Des Mouton Road is there. But people just call that area North Lafayette," says Charles Ditch, a Lafayette resident and seasoned Realtor with Keaty Real Estate Team. "There's a lot of industry. You got service companies that are part of the oilfield industry, which is a big economic driver for the parish." Ditch says the area is experiencing a growth in housing and infrastructure. "For years, that area has been neglected, but now it's getting a lot of attention and redevelopment. A lot of work is being done, and they are expanding the road." The suburban community has several schools and easy access to highways.

Buying a home in Couret Farms and La Bon Vie

Mouton has older cottages and ranch-style houses in addition to New Traditional dwellings built over the last 20 years. There are also new constructions. "You'll find a lot of newer homes because the city is expanding into Carencro," Ditch says. "It floods a lot here. The ground in Carencro is higher, and insurance is a little cheaper." Mouton is home to several housing developments, including the older David Martin subdivision and the gated La Bon Vie. "You also got that big new neighborhood Couret Farms. They have two charter schools within the subdivision," Ditch says. Older homes range in price from $135,000 to $385,000. New Traditional styles and recent constructions sell between $250,000 and $475,000.

Lafayette Renaissance Charter schools are inside the community

Lafayette Renaissance Charter Academy, rated a B-minus from Niche, has two campuses in Mouton. Middle schoolers visit the Lafayette Renaissance Charter High campus while the third building is under construction. The public Live Oak Elementary, also inside the community, has a C-plus. Students also attend nearby Carencro Middle and Carencro High; both schools have B-minus grades on Niche.

Mouton is close to interstates and city centers

Bus stops are just beyond the neighborhood on Frontage Road, to the east. "Mouton is very interconnected. You get to I-10 and I-49 easily; that's a big plus," Ditch says. "And there's a lot of work and industry right there. You can connect to downtown Lafayette in 5 miles or downtown Carencro in 5 miles. You have work, the hospital, education and entertainment only 10 minutes away!" Lafayette Regional Airport is 6 miles from the community.

Fun at Moore Park and Graham Brown Memorial Park

Moore Park is a 130-acre sports complex with multiple soccer, football and softball fields for youth leagues. The grounds contain an on-site motor track for go-kart and supermoto races. Graham Brown Memorial Park, 5 miles away, has a dedicated space for dogs and the George Dupuis Recreation Center. Locals can access the playground and tennis courts.

Shopping at the local butcher, at Target or ALDI

Billy's Boudin & Cracklins, the neighborhood butcher shop, doubles as a deli. The community flea market, known as Lafayette Jockey Lot, is open Saturdays and Sundays. Vendors at the outdoor market sell home goods, specialty items and collectibles. Locals will have to travel outside the community for more extensive shopping. Driving about 5 miles east leads to commercial spaces like Stirling Lafayette Shopping Center. The retail hub has a Target, Academy Sports and Outdoors and national department stores. Nearby grocers include Shoppers Value Foods and ALDI.
