River Oaks
Suburban Neighborhood in Lafayette, Louisiana
Lafayette Parish 70501, 70508
History of the people
The region where Lafayette is located is called Acadiana to honor the first French settlers who made their way into Louisiana, along with Creole and Native Americans. Vermilionville Living History & Folklife Park depicts the history of those people in the Lafayette area. The facility acts as a village, telling the tale through guided tours, costumed artisans, live music and dancing. At the Acadian Culture Center, a film is shown every hour that depicts how Acadians became Louisiana’s Cajuns. Homes in the village are recreated to be true to the late 18th and early to mid-19th centuries. There’s also a restaurant on-site serving Cajun and Creole food. There are plenty of parks to peruse
Beaver Park is near the Vermilionville Historic Village, where the river can be enjoyed with a boat ramp and pier. There’s also a fishing pond. There are about 70 acres of fun on land with a tennis center, ballparks and a playground. Heymann Park has an 18-hole disc golf course, lighted tennis courts, a half-mile jogging trail and a children’s playground. “Pa” Davis Park has a one-mile jogging trail and the Bowles Activity Center, which can be rented out for social gatherings. This park also has an 18-hole disc golf course.
One of the largest school districts in the state
Students living in River Oaks can attend schools in the Lafayette Parish School District, serving over 30,000 students. Some students begin at J. Wallace James Elementary School with a B-plus overall grade on Niche. The school is not zoned for specific students; it’s an arts and technology academy that students choose to attend. Paul Breaux Middle School has a 20-to-1 student-to-teacher ratio with a B overall grade. Comeaux High School has one of the top FFA programs in the state. The school gets a B-minus overall grade on Niche.
The neighborhood watering hole
Near the Surrey Bridge that goes over the Vermilion River is a place called Somewhere Else’s Bar and Grill. There are dart boards, a pool table and bingo every other week inside. There’s also an outdoor patio where drinks and food can be enjoyed. For grocery items, Stop and Buy is about a 5-minute drive.Affordability and friendliness
It’s often heard that collections of homes in certain parts of the country have friendly people. “I don’t know if it’s the southern charm coming through, but people here genuinely care about each other,” says Sue Dupont, a Realtor with Coldwell Banker and about 20 years of experience selling in the Acadiana area. “That’s just the vibe here: people care about you and want to ensure you’re doing okay. It’s practically second nature.” The houses in River Oaks are lined up along narrow streets with neighbors close. Most of the architectural styles are mid-20th century ranch-style homes along with bungalows. “For a large metropolitan area, the house value per square foot can’t be beaten,” Dupont says. “It’s common to find a house in the $200,000 range, but plenty are below that number.” Some outliers include a house close to the Oakbourne County Club, which is over 6,000 square feet and has four bedrooms and seven bathrooms. Even that house is priced at $730,000. The average price per square foot in River Oaks is $98, with the average single-family home size at around 1,900 square feet.Close to bus routes
Pinhoook Road and Surrey Street are a couple of major roads where the Lafayette Transit System has bus stops. The fixed-route buses run from 5:45 in the morning until 10:30 pm. Four routes cover specific parts of the city that run all night. The nearest hospital is 7 miles away at Our Lady of Lourdes Regional Medical Center. Catching a flight or picking up friends or family at the airport is less than five minutes to the south.
