From a bird’s eye view, Three Arch Bay’s residential streets and cul-de-sacs create a uniform community layout. However, the houses that line these carefully planned streets are far from similar. “Every house’s architecture is completely different than the one next to it,” Lockhart says. “You’ve got everything from an English Tudor style that looks like it’s from Germany to these large modern homes with bright green lawns and flat patios.” Craftsman-style homes, Mediterranean builds and Spanish-influenced motifs are common throughout the neighborhood. Properties usually have paved driveways and front lawn spaces; many also have inground backyard pools. Most single-family homes range from roughly $3,500,000 to $10 million. Oceanfront mansions, however, can cost significantly more than the rest of the neighborhood homes and often sell for between $12 million and $25 million.Skimboarding on the beach and sports at Three Arch Bay Park
Outdoor recreation is abundant throughout Three Arch Bay and the surrounding South Laguna area. Homeowners in this community have access to a resident-only beach on Mussel Cove; on either side are towering bluffs that isolate the cove from other beaches and allow for privacy. North of Mussel Cove and the bluffs is Thousand Steps Beach, a sandy spot that went from a local hideaway to a well-known tourist destination after a video of the beach and its natural beauty went viral on social media. Popular water sports include surfing and skimboarding, which was invented in Laguna Beach by local lifeguards during the early 20th century. Since the 1980s, South Laguna and the Victoria Skimboards brand have hosted an annual skimboarding world championship event known as “The VIC.” Residents can also use state-of-the-art athletic facilities and a community clubhouse at Three Arch Bay Park. “Top-notch tennis courts, basketball courts and sand volleyball courts on the beach create a super active lifestyle in this community,” Lockhart says.Students zoned for Laguna Beach School District
All neighborhoods within Laguna Beach city limits are zoned for the Laguna Beach Unified School District, which receives an overall A-plus Niche score. With top-rated school programs, championship athletic teams and academic excellence, Lockhart notes that families sometimes move to Laguna Beach just so their children can enroll in the city’s school district. In Three Arch Bay, kindergarten through fifth-grade students attend El Morro Elementary, which is rated A-plus. Thurston Middle is rated A and is the district’s only middle school, while the A-plus-rated Laguna Beach High is the sole high school.Access to Coast Highway and other transit options
Coast Highway is the main artery that travels north-south through the whole city and splits Three Arch Bay into two parts. Located on the southern edge of the city limits, the community offers some distance from the busy Main Beach and downtown area. “A lot of people move to the south side of town because they don’t want to be in the Village,” Lockhart says. “They’ll move to Three Arch Bay because it has very easy access out of Laguna and up the Crown Valley Parkway.” Three Arch Bay is a largely car-dependent neighborhood, but bordering the community on Coast Highway are a couple of OC Bus stops along a route operated by Orange County Transportation Authority. Laguna Beach also operates a free trolley service along the highway that takes riders into the Village.Monarch Bay Plaza has shopping and dining options
Although Three Arch Bay is almost entirely residential, it’s only half a mile from Monarch Bay Plaza along the Coast Highway. Dining options at the plaza include Italian bistros, national chains like Starbucks and Orange County mainstays like Ichibiri Restaurant and Lua, which specializes in Asian fusion. Monarch Bay Plaza also has a CVS Pharmacy and Gelson’s, a southern California supermarket chain. The downtown Laguna Beach area – usually called the Village by locals – is 6 miles up the coast and has close to 100 locally owned stores and dining options.
