Cypress between Disney and Universal

Home to majestically large homes in subtropical sun-drenched subdivisions situated between Disney World and Universal Studios, the Cypress area of Dr. Phillips’s residential oasis offers a fantastically high quality of life with immediate access to chic shopping outlets, mouth-watering restaurants and magical realms. Once acres and acres of orange groves in Southwest Orange County, the Dr. Phillips community is now a highly developed residential and commercial area. “The Dr. Phillips area has become home to people from all over the world,” says Bo Julian of Julian Properties, noting that the 15,000 people who live here represent all ages and stations — young professionals, families, retirees. Julian’s family has been in Dr. Phillips's real estate since 1956, developing many early subdivisions like South Bay, Hidden Springs and The Woodlands. Initial development of homes here began in the 1970s, but like in any desirable location of a certain age, they’re now being razed and replaced with million-dollar-and-more homes. Still, shoppers can find properties under $1 million in the Cypress section.

Gated communities with Spanish Colonials

In the gated communities of Turtle Creek, Phillips Grove and Cypress Point, expansive and modern Spanish Colonial-inspired homes with red tile roofs, oversized garages and lush green trees range from $520,000 for a 1,900-square-foot, Spanish Craftsman-style home to stunning 4,500-square-foot mini-mansions with 6 to 8 beds for $1.3 million to $1.7 million.

West Beach Park and Arnold Palmer Invitational

Tennis courts, pools, fitness centers and common spaces in the gated communities provide areas for recreation and exercise. At West Beach Park, visitors can play volleyball on sand courts or have a barbecue with grills and picnic tables beside a large lake. Many people choose to live here because of the proximity to Disney, whether as an employee or simply for access to weekend entertainment for all ages. Arnold Palmer’s world-class golf course and host of the beloved annual Arnold Palmer Invitational, lies north of the neighborhood, perfect for experienced and novice golfers.

Center for Visual and Performing Arts

Within the Dr. Phillip’s area are four elementary schools, a middle school and several high schools serving local families and their students. Students gain reading and writing skills at Sand Lake Elementary School and Southwest Middle School. Sand Lake gets a B-plus rating from Niche, while Southwest gets a B. Dr. Phillips High School, the area’s oldest, opened in 1987 across the street from Universal Studios. The school’s 55-acre campus-style school serves 4,000 students today. Their magnet program, the Center for Visual and Performing Arts, attracts top talent, positioning students for success in the entertainment industry. Niche gives the school an A-minus.

Restaurant row

The mile stretch on Sand Lake Road between Apopka-Vineland Road and I-4 has become known as Restaurant Row, with options rivaling quainter foodie-centric areas like nearby Winter Park. Residents may be competing with tourists for reservations because of its proximity to the Orlando Convention Center and all major theme parks. Still, there are plenty of local gems in the mix. Chatham’s Place is an intimate farm-to-table dining experience, and the family-owned Christini’s offers Italian fine dining. Fresco’s Italian is a more casual family favorite at The Marketplace shopping center. Restaurant Row is also home to national chains such as Fleming Steakhouse, Morton’s and Eddie V’s Prime Seafood. The City Center at O-Town West is coming soon to the area. It is a billion-dollar development that includes restaurant, retail and entertainment spaces, as well as Marriott Vacations Worldwide Headquarters.

GreatSchools: The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
