Located just beyond Seattle’s northern edge and straddling the clear blue waters of Lake Washington, Sheridan Beach puts its residents in equal distance of natural recreation and the big city. "It's a quiet area close to shopping that backs up to a park with the Burke-Gilman Trail running through it, so it's great for outdoor enthusiasts," says Realtor Maureen Richards with Windermere Real Estate. Beachfront and boardwalk adventures

Sheridan Beach takes its name from the Civil War general Philip Sheridan and its location along Lake Washington’s western shore. Membership in the local HOA grants residents access to the community club’s private beach. Here, residents often relax in lawn chairs, go for a swim, fish from the pier, or launch their boats to explore the lake’s 33.8 square miles of surface area. The club also has a pool and hosts summer events like water polo, swim leagues and “Pilates on the Dock.” The Burke-Gilman Trail runs for 20 miles along the course of a former railroad, passing by the community club and offering hikers and cyclists an opportunity to explore King County’s coastline as it bends toward northern Seattle. Grace Cole Nature Park’s boardwalk immerses visitors in 14 acres of forest and wetlands inhabited by birds and amphibians. Just beyond Sheridan Beach’s western edge, Hamlin Park combines wooded hiking trails with playground spaces and modern art displays.

A diverse housing stock with vintage aesthetics

Sheridan Beach’s streetscapes include styles typical for the early 20th century Pacific Northwest, including pastel-colored ranch-style homes from the 1930s to the 1950s, as well as 21st-century townhouses and New Traditional homes. Toward the lakefront, condos built from the 1960s to the 2010s offer proximity to the beach and to the retail scene of Bothell Way. Many streets retain a rustic feel with abundant foliage, large gardens, tall trees and lack of sidewalks. Site-built properties within this neighborhood’s interior tend to cost between $815,000 and $1.85 million. Lakeside condos and palatial New Traditional-style houses have sold for between $900,000 and $3.85 million.

Retail and restaurants along Bothell Way

Bothell Way cuts through the heart of the neighborhood and doubles as its main Seattle-bound thoroughfare and its retail hub. At Sheridan Beach’s northern end, the Town Center at Lake Forest Park includes an Albertsons supermarket, a Rite Aid pharmacy and a selection of small shops and restaurants. The Vulpine Taproom, full of paintings and murals depicting Northwest wildlife, taps into Seattle’s brewery scene while also serving up paninis. At the neighborhood’s southern end, a handful of fast food and local restaurants serve up diverse flavors from the smoked meats at Botteco Brazil to the curry classics at Indian Spice Bistro.

A-rated education at Lake Forest Park's schools

Briarcrest Elementary School, Kellogg Middle School and Shorecrest High School each score A ratings from Niche. Kellogg Middle School offers after-school programs in sports, art and games, while Shorecrest offers extensive extracurriculars ranging from an “Aspiring Authors” club to a Short Films Club. Students can also get a head start on their career trajectory with STEAM, visual arts and culinary arts academic pathways.

Easy access to downtown Seattle

Sheridan Beach sits just off State Route 522, which merges with Interstate 5 to carry commuters into downtown Seattle within a 12-mile and approximately half-hour drive. Sound Transit’s 522 bus also ferries passengers to northern Seattle’s Roosevelt Station, from which the light rail’s 1 Line runs into the heart of the city. Sheridan Beach is also just 5 miles away from the UW Medical Center, the nearest hospital.
