An Adirondack community for the budget-savvy homebuyer
Just 10 miles from Lake George and 20 miles from Saratoga Springs, Lake Luzerne offers homebuyers a scenic getaway in the Adirondacks with access to beaches, the Hudson and Sacandaga rivers, boating and fishing for less the cost of buying a home in its better-known neighboring towns. “Your money goes further here than in nearby communities,” says real estate salesperson Brian Winslow with Winslow Realty. “Homebuyers can get more land and a house in Lake Luzerne for what they’d pay in Lake George or Saratoga Springs.” Second-home buyers from the Capital Region, Long Island and New Jersey are drawn to properties in Lake Luzerne that fit their long-term and leisure-time needs. “Some buyers are looking for second homes where they can eventually retire,” says Barbara Kearney, associate broker with Najer Realty, whose office is based in Chestertown. “You might spend the same money on a fixer-upper in Schroon Lake or Brant Lake as you would at Lake Luzerne for a fully furnished home that’s been redone.” Whether part-time or permanent, residents enjoy year-round outdoor recreation and a rich cultural scene represented by the town’s museums, traditional crafts school and chamber music festival. Some of the finest leather used for bookbinding was made at the Garnar Tannery. Its chimney still stands downtown on Main Street. Lake Luzerne was also the birthplace of the first U.S.-made wood pump grinder. “It’s an awesome place,” Kearney says. “Quiet with good people.”

Where beaches, kayaking, golf and camping rule
Adirondack Adventure Center on Lake Avenue (Route 9N) offers whitewater rafting, lazy-river tubing, treetop and ziplining adventures. In town, Wayside Beach and Luzerne Boat Launch were made for swimmers, boaters and those who love to fish on the lake. “Lake Luzerne doesn’t allow motorized boats,” Winslow says, “so it’s a good spot for kayakers and canoers, too.” For motorized boats, the Upper Hudson River Boat Launch is farther south and offers side platforms for easy embarking and disembarking.
Lake Luzerne is about 3 miles from north to south and less than a mile from east to west. Destinations like Wayside Beach or the basketball and tennis courts off Main Street in the town center are walkable from many homes.
Mill Park nearby is the site of the Hudson River Pump Company, now a museum, which contains the first U.S.-made wood grinder assembly. Lake Luzerne empties into a creek that becomes a 15-foot waterfall after it passes beside the historic pulp mill. On the Hudson, a larger, more dramatic waterfall flows behind the Rockwell Falls Public Library, named after the falls. The library features a meeting room, desktop computers, wireless internet and a children’s summer reading program.
Free kids’ golf clinics are offered at Bend of the River Golf Club, a 9-hole course, one of the region's oldest on the Hudson. The area also has several campgrounds, such as the Luzerne Public Campground on Fourth Lake, which features an equestrian area, a horse trail system and campsites shaded by immense pines. Cyclists who wish to explore the countryside can bike the 46.3-mile Stony Creek Loop, which goes from Lake Luzerne to Warrensburg and then back through Lake George and Queensbury.

Lake and river homes for water lovers of all kinds
From custom riverfront houses on the Hudson River to hillside chalets and log-cabin homes on beautiful Lake Luzerne, single-family homes in the area have one thing in common — a relationship with water. Most range in price from $200,000 to $500,000 and can feature waterfront views, private boat docks and beach rights. “Beach rights give homeowners access to private lake amenities,” Kearney says, “such as a place to launch your kayak or boat — very important to buyers in this area. Properties without can always use the public beaches.” Ranch-style houses are the most common in Lake Luzerne, and many feature porches, garages and a half-acre or more of land. Large Victorians stand near the historic town center, and Cape Cods and colonial revivals populate most areas of town.

Restaurants, markets and other Luzerne resources
Only a few local eateries cater to the community, including Moon Star Asian Bistro, a Chinese eatery, and Rocco’s II Restaurant and Pizzeria, which serves Italian dishes, wings, subs and burgers. The Rockwell Falls Inn Wine Bar, open to the public every Thursday through Saturday evening in the inn’s parlor, features wines from around the world paired with cheeses and charcuterie. The Luzerne Market around the corner is the local grocery store.
For history buffs, the Frances Garnar Kinnear Museum of Local History houses three centuries of artifacts, including the 450-piece Hadley-Lake Luzerne Postcard Collection, depicting historical scenes and landmarks in town and in the neighboring town of Hadley. The Adirondack Folk School across the street from the museum preserves the region's cultural history through traditional crafts and skills. Students can take classes in basketry, woodworking, quilting, felting and other folk arts. Lake Luzerne also has a handful of churches, including St. Mary’s Episcopal Church, First United Methodist Church and Hadley-Luzerne Wesleyan Church.

The Luzerne Chamber Music Festival in July and August
The Luzerne Music Center hosts a summer music camp for talented youth who must audition. The center also brings in renowned classical, jazz and folk artists for summer concerts known as the Luzerne Chamber Music Festival. These concerts have featured artists from the NYC Ballet Orchestra and Philadelphia Orchestra. With performances by students and faculty, too, the center is a destination for anyone who enjoys live chamber music.
Schools in the Hadley-Luzerne School District
The schools that serve Lake Luzerne belong to the Hadley-Luzerne Central School District, which receives a C-minus from Niche. Stuart M. Townsend Elementary, a PK-6 school that earns a C, offers an 8-to-1 student-teacher ratio. In 2023, Townsend students raised over $7,000 through a fundraiser that won them the top prize of meeting the Adirondack Thunder Hockey Team (They also got to slime their teachers and principal!). Hadley-Luzerne Junior/Senior High, also C-rated, won its first baseball section title in 2024 after a 56-year hiatus, with five previous coaches in attendance at the championship game. Families can also send their children to The King’s School, a private K-12 Christian school that received an A-minus and only enrolls 133 students. After graduation, 100% of King’s School students attend four-year colleges.
Hadley-Luzerne Junior-Senior High School serves grades 7–12 in the Adirondack region.

Walkable town center and highway access
Route 9N runs through Lake Luzerne, connecting drivers to Saratoga Springs, 20 miles to the south, and Lake George via Interstate 87 to the northeast, about 12 miles. Amtrak stops in Fort Edward, 20 miles east by car, and Trailways buses drop passengers in West Glens Falls, a 15-mile drive east. Glens Falls also has the closest hospital and college. Glens Falls Hospital and SUNY Adirondack, a State University of New York community college, are on Bay Road.
Potential for flooding along the Hudson River
Homes along the Hudson on River Drive and East River Drive are the most vulnerable to flooding when it occurs. Flooding is also more pronounced in the low-lying areas around a bend in the river where Lake and Rose avenues intersect. With a river and two brooks running through town, some homes in Lake Luzerne may require flood insurance.
