River access and modern, million-dollar homes
Burrowed between Oswego Lake and the Willamette River that feeds it, the Hallinan neighborhood is surrounded by water recreation opportunities. Though the fight to open access to Oswego Lake for those who don’t live on it has been going on for years, Hallinan boasts riverfront trails along the Willamette on its east side. It’s also close to George Rogers Park, which features a public beach and a boat launch. Besides river access, residents come to the neighborhood because it’s home to some of the best schools in the state and modern, million-dollar houses. “The three most important things for homebuyers are a private place, high-end finishes, and the third thing is schools,” says Cynthia Fneish, a realtor with NetWorth Realty of Portland.

Modern, million-dollar homes and high-end remodeling
Residents of Hallinan value and protect their privacy, whether it be with fences, tall hedges or a tasteful composition of various shrubs, flower bushes and taller trees. One-level homes with mid-century modern designs usually come with three or four bedrooms, costing between $600,000 and $800,000. Otherwise, buyers will find contemporary traditional homes sitting next to sleek modern builds with four bedrooms that fetch between $1 million and $1.3 million.
While some of the million-dollar builds in the neighborhood are from recent years, many of them are older homes that have recently been remodeled. Buyers interested in revamped homes often look for high-end touches. “They don’t want to see basic remodeling,” Fneish says. “They want to see that money has been put into the remodel, concerning floors, fixtures, sidings, and high-end appliances.” The median household income among residents of Hallinan hovers just above $160,000, which is significantly higher than the national average household income of $70,967. Similarly, the average price of a home in Hallinan was about $335,000 higher than that across the United States.

Riverfront Recreation at nearby George Rogers Park
Freepons Park lies at the corner of the two largest subdivisions in the neighborhood. It features six acres of green space, accessible by a walking trail, and a small clearing with a playground. Freepons Park’s forested area bleeds into the 3.2-acre Cornell Natural Area, both of which the community works to conserve. For more outdoor recreation, residents can cross Oswego Creek to enjoy George Rogers Park and Athletic Fields, situated on the riverbanks of the Willamette River. The park features two well-maintained baseball fields and six tennis courts for local athletes, just next to the rushing waters of the river. Oswego Landing—part of the park—features a grassy, circular overlook with brick stairs that lead to a sandy beach and a boat launch. Locals push their paddleboards and kayaks off the landing for a lazy day on the water, while others float along in tubes and other inflatables.
