Modern, million-dollar homes replace older builds
The older homes in Waluga are comprised mainly of ranch-style builds with three bedrooms constructed between the 1960s and 1970s, ranging in price from $450,000 to $630,000. However, many of these older builds are being replaced by one-level homes on quarter- to half-acre lots that can cost around $1 million. “There are a lot of old [homes] built in the 1940s and 1950s that just don’t meet the market, so they will get purchased, […] get torn down and up will pop a $2 million house,” Sanders says.The median household income in the neighborhood is $98,253, which is significantly higher than the $70,967 national average household income. On the other hand, buyers can expect to pay between $290,000 and $330,000 for two-bedroom units in the Forest Condominium complex.
The Wine Walk in Waluga
The Lake Grove Plaza hosted its first Oregon Wine Walk, featuring wines from across the region paired with small bites from restaurants along Boones Ferry Road. Tickets included tasting glasses, a carrying tote and 12 one-ounce pours on Mother’s Day weekend of 2024. “They are definitely going to be building [Lake Grove’s] own identity in terms of having activities,” Sanders says. “That wine walk was a first, and they anticipate doing more of that.”Upscale dining at Lake Grove Plaza
Boones Ferry Road runs through the middle of the popular Lake Grove, home to neighborhood favorites like Babica Hen Café and Gubanc’s Restaurant. Locals come to Babica Hen Café, a rustic breakfast spot, for homemade waffles, waffle sandwiches and eggs Benedict. In fact, the restaurant’s batters, sauces, biscuits and buns are prepared from scratch in house. Next door, Gubanc’s—from the same owners—offers an upscale environment with a low-lit, wood-accented interior. However, Gubanc’s patio is equipped with both heaters and fans to make for a pleasant outdoor dining experience, regardless of the temperature. Diners begin their evening with a daily selection of soup, also made from scratch, before indulging in seasonal entrees like French onion lamb shank or braised short rib stroganoff. There’s an Albertsons at the south end of Waluga, but locals often venture to Zupan’s Market, an upscale grocer with local, organic produce and freshly made salads, proteins and other dishes.East and West Waluga Parks
Between East Waluga Park and West Waluga Park, residents have plenty of nearby green space to enjoy. The granite “Time and Space” sculpture at the entrance of East Waluga Park invites reflection, as do the park’s hiking trails, surrounded by towering Douglas Firs and overhanging branches wrapped in green moss. For more active recreation, the park also features Quarry Bike Skills Park, with wooden ramps and dirt paths for more advanced riders, as well as two lighted turf baseball fields. About half a mile away, children escape reality on a ship-shaped playground, guarded by two asphalt alligators “floating” in the mulch in West Waluga Park. For adults, playful green and blue fitness equipment, including an elliptical machine, invite a fresh-air workout.Boones Ferry Road leads to popular restaurants
Boones Ferry Road runs alongside Waluga's eastern border and through the entire Lake Oswego area. The Lake Grove Plaza shopping area is situated around the thoroughfare, as are a number of other popular area restaurants, like Babica’s Hen Café, Gubanc’s and La Provence Boulangerie and Patisserie. Kruse Way starts from Boones Ferry Road and runs all the way to Interstate 5. Using I-5, commuters can reach Downtown Portland in about 15 minutes.High scores at Lake Oswego High School
The school system of Lake Oswego is one of its biggest pull factors for families. Children in Waluga attend Lake Grove Elementary School before moving on to Lake Oswego Junior High School, both of which earn an A from Niche. Students at Lake Oswego High School scored more than 100 points higher on the English, reading and writing section of the SAT than the national average during the 2022-2023 school year. Similarly, they scored more than 120 points higher on average than the national average on the math section during the same year, securing an A-plus grade for the school. Other than the core subjects, students can choose from unique courses like oceanography, AP Chinese, introduction to AI, videogame narratives and advanced constitutional law.
