Glenwood has many contemporary and traditional homes built from the 2000s and on, though there are some older examples, like early 1900s farmhouses and 1960s to '80s ramblers. "There's lots of new construction. But also, the preexisting homes are in good condition. And buyers can expect appreciation in property values," Hemphill says. Prices range from the $500,000s to over $1.2 million. The newer homes, many of which are over 2,000 square feet, typically have attached multicar garages and are under homeowners associations. "A lot of these have HOAs as default. They do have stipulations, but they aren't overly restrictive," Hemphill says. The CAP Index Crime Score is 2 out of 10, compared to the national average of 4. "It's a great opportunity to be in a safe community," Hemphill says.

Davies Beach on the west side of the lake is popular for swimming, boating and fishing off the dock. On the opposite side, remodeled Sunset Beach Park has accessibility features like a cement path leading to the water. Glenwood's proximity to the Cascade Mountain foothills is an advantage for outdoor enthusiasts. "It's not too far to Granite Falls, which has a lot of hiking trails," Hemphill says. Lake Stevens School District has schools rated B and A-minus
Kids may attend Lake Stevens School District public schools like Glenwood Elementary School, Skyline Elementary School and Lake Stevens Middle School, which earn A-minus grades from Niche. Cavelero Mid High School enrolls eighth and ninth graders and has a B rating. Lake Stevens High School, for 10th through 12th grades, has an A-minus. A Costco, stores, wineries and places to eat in the area
One of the closest stores to Glenwood homes is a Costco, which opened in 2022. "Costco going in was an upgrade for the area. Otherwise, the closest ones are in Everett or Arlington," Hemphill says. South Lake Stevens Road above 20th Street has a Tom Thumb Grocery and some places to eat. South Lake Pizza's handcrafted creations come with creative names like the Bobcat Special, the Big Ben and the Viking. Toward the south are two wineries, Lantz Cellars and Cavelero Hill Cellars.
A couple of miles north, along SR-9, are Frontier Village Shopping Center; Lake Stevens Marketplace; and stores like Target, Haggen and Safeway. The Lake Stevens Farmers Market runs from June through August at North Cove Park at the lake.

Several highways and bus routes available for Glenwood
Residential developments typically are walkable, with sidewalks, whereas main roads may not be. For longer distances, many people drive. State Route 9 runs north-south through Glenwood, and 20th Street Southeast is the east-west corridor. It's a few miles to reach U.S. 2 and state Route 204. Another option is buses: Community Transit has several routes serving the area. One goes from Everett Station to Granite Falls Park & Ride. There are stops on 20th Street and at the Lake Stevens Transit Center. DART paratransit is also available.
It's about 13 miles to Seattle Paine Field International Airport, which is also called Paine Field, and Snohomish County Airport and is a hub for Alaska Airlines with West Coast destinations.
