Old Town's small-town feel keeps generations staying
In her early days of home shopping, broker/realtor at Windermere Real Estate JS, Natalee Thurston, didn’t have much interest in the Old Town Lake Stevens neighborhood. However, when exploring the area, she had a memorable interaction with a tour guide from the Old Town Lake Stevens neighborhood, who sold her on the area. They sat down for cookies and tea and looked at old photos of the tour guide’s past. “It was the cute little guy at the museum that sold me. I got that small town feel I wanted my children to grow up in,” she says. “When people go to the Old Town, they get that small community feel.” While Thurston no longer lives in the area, she notes that small-town feeling remains. “There are people that have lived there for generations, and it still has the wholesomeness.”
Old Town Lake Stevens is located 10 miles north of Snohomish and 40 miles from Seattle. The neighborhood borders Lake Stevens, which is popular for its scenic view and water recreation. Lake Stevens has the basic shopping and dining needs, but locals are close to highways and interstates for any other needs. “It’s growing leaps and bounds, even though it’s still rural,” Thurston says. “We’re minutes from Everett and only a hop and skip from Snohomish.”
Multi-million dollar lakeside home and newer condos
Old Town provides a blend of condos, townhouses and single-family homes from a mix of decades. “New Construction has pretty much taken over. You have 3,000-square-foot homes on 3,000-square-foot lots and smaller homes on larger properties,” Thurston says. The neighborhood’s north side and properties on the lake are mainly from the 21st century. These are primarily craftsman-style single families and townhouses. The 20th-century homes are towards the neighborhood’s center with ramblers, split-levels and traditional styles. Lakeside homes also vary in size and style. “There are still a few cabins left on the lake, but it’s mostly multi-million dollar homes that usually have docks,” she added. The neighborhood also has suburban traits of quieter streets, woodsier landscaping, and private amenities like garages and patios. Condos and townhouse range from $440,000 to $960,000 for a newer property. Lakeside homes range from $700,000 to $2.2 million. Other single-family homes range from $300,000 for a fixer-upper to $1.1 million for a newly constructed contemporary home.

Lake Stevens is the largest lake in Snohomish County at over 1,000 acres. Common activities along the river include fishing, swimming, boating and skiing. 50 clubs and sports teams at Lake Stevens High
Students are assigned to the Lake Stevens School District, an A-minus district by Niche. They are split between two elementary schools: Highland Elementary and Mount Pilchuck Elementary. Both schools earn B-plus grades from Niche. North Lake Middle, another B-plus school, teaches sixth and seventh-grade students. Cavelero Mid High, a B-rated school, is for eighth and ninth-grade students. Lake Stevens High has an A-minus grade. The school has nearly 50 clubs and athletic teams.

Community members mingle at HarvestFest
North Cove Park serves as the city’s main hub for events. In 2020, the Lake Stevens Farmers Market was a highly requested event from the community. The market has been operating for over five years and attracts dozens of vendors offering multiple services. The market runs on Wednesday evenings from June through August. In October, the city’s HarvestFest brings in over 100 vendors to celebrate fall and Halloween. WinterFest gets the community in the holiday spirit with carols, local bands, and food vendors, and the evening winds down with a tree-lighting ceremony.

Reach the rest of Snohomish County through Highway 9
People will need their car to travel around the city. Highway 9 travels down to Snohomish and Arlington. Interstate 5 is just 8 miles east, where commuters can reach Everett and Seattle in less than 40 miles. “We have a large population that works at Boeing,” Thurston says. Lake Stevens is also around 30 miles from other major tech companies. “Some people may work in Redmond, which has many tech companies like Microsoft and Amazon,” she adds. Paine Field Airport in Everett flies to seven West Coast cities, including Los Angeles and Phoenix.

Longtime restaurants still stand on Main Street
The heart of Lake Stevens stands along Main Street, and many of its longtime stores are still standing after decades. Biscuit and Bean is the area’s main coffee shop, with handmade syrups and all its food items in a fresh biscuit. Francisco’s Kitchen & Cantina is an upscale restaurant with outdoor seating. The menu has a Mexican-style flare in its steak, seafood and chicken dishes. Lake Stevens Donut handmakes the classic donut flavors and fresh pastries. Jay’s Market provides the groceries. “Jay’s Market has been down there forever,” Thurston says. “They’ve embraced the small-town community feel.” Folks that need big box stores can go to Highway 9, where there’s a Target. Other shopping around this area includes Ulta, Ross Dress for Less and T.J. Maxx.
