The Dixieland Historic District is the backbone of Lake Hunter. The community is home to more than 500 historic buildings, placed on the National Register of Historic Places in 1993. Today, it’s considered one of Lakeland’s most vibrant neighborhoods thanks to the Community Redevelopment Agency’s Dixieland Art Infusion project. Commissioned murals and a bustling corridor of shops have helped revitalize the area and celebrate some of Lake Hunter’s most creative residents. "It's considered one of the city’s more 'traditional' neighborhoods," says Karen Moore, president of the Dixieland Neighborhood Association. "The churches, the schools, shops and historic lights—they all add to the historic atmosphere of Dixieland."
1920s bungalows and brand-new Craftsmen
The homes surrounding Lake Hunter range from Dixieland’s historic bungalows to brand-new Craftsmen. "Dixieland was officially established in 1907, but it took some time to have people come and build here," Moore says. "Most homes were actually built between 1920 and 1940." These classic bungalows are a local attraction protected by regulations to maintain the neighborhood’s architectural heritage. Nearby are Craftsman homes with iconic gabled roofs and columns sat behind tight, square lawns. Lining shaded residential streets, these properties are typically priced between $200,000 and $400,000. The historic district’s streetlamps are an added benefit, as are neat sidewalks and relatively clean streets. Some residents even boast small, tropical gardens beside driveways and carports.
An eclectic shopping and dining experience
Lake Hunter offers an eclectic mix of shopping and dining options. Among them is Reececliff Family Diner, the oldest eatery in Lakeland. Open since 1934, Reececliff’s regulars rave about their famous homemade pies, crafted by the same chef for more than 50 years. Specialty restaurants like Good Thyme and Cob & Pen are within blocks of each other, while Hungry Howie’s is a Florida pizza institution. Coffee houses line Florida Avenue from Hillcrest to Concord Coffee. And vintage shops are a growing industry in the Dixieland district, selling everything from knick-knacks to clothing and furniture. Walgreens is located off Florida Avenue for pharmacy needs, while Southgate Shopping Center is anchored by Publix a mile or so south.
Lakeland’s booming art scene
Lakeland’s art scene is booming, and local artist Aaron Corbitt has played a part in it. Corbitt’s painting of angel wings—part of a mural in a Dixieland alley—quickly turned into a viral “selfie wall,” where passersby stop to pose for pictures between the wings. The local neighborhood association sponsors Dixieland’s AlleyFest, a daylong event featuring small businesses and local artists setting up shop in Lakeland’s alleys. Additionally, Lake Hunter has many performance venues. Union Hall hosts community events, including concerts, while Pink Piano is a more specialized event space for live music. Both the Polk Museum of Art and Frank Lloyd Wright Visitor Center are about a mile northeast off Lake Morton.
Art education and specialized academies at Polk County schools
Thanks to Lakeland’s emphasis on the arts, it’s no surprise that local students can begin their studies at Rochelle School of the Arts, enrolling kindergarten through eighth grade. The institution earns a B on Niche, placing emphasis on its STEAM program—science, technology, engineering, arts and math. Families can also consider Dixieland Elementary, a closer option with a C-plus on Niche. Southwest Middle earns a C on Niche and offers pre-academies designed to prepare students for high school career academies in disciplines like agriculture, media design and STEM. Students from all three options can attend Lakeland Senior High to complete their education. With a B-plus on Niche, Lakeland High fosters specialized education through academies in media design, fashion and veterinary sciences.
Outdoor recreation on Lakeland’s titular lakes
Sidewalks lit by rows of streetlamps wrap around Lake Hunter, ideal for waterside walks with pets, friends and family. But nearby lakes offer a wider range of outdoor recreation for Lake Hunter’s residents. Lake Hollingsworth is just south of the neighborhood, and Thomas B. Mack Park rests beside it with scenic boardwalks and wildlife. The Lakeland Country Club has a lakefront Veranda Bar, among other exclusive amenities like a resort-style pool, fitness center and tennis courts offering lessons and league opportunities. Closer to home, Dobbins Park’s playground, pavilion and field are popular for parties and after-school playtime. But Drane Park offers a more lowkey atmosphere, a relaxed green space shaded with Spanish moss.
Getting around Swan City and neighboring hubs
The Dixieland Historic District is just one mile from Lakeland’s heart. With Florida Southern College less than a mile south, folks can rely on easy access to nearby thoroughfares despite possible traffic during move-in season. Bartow Road connects commuters to Interstate 4, heading about 35 miles west to Downtown Tampa and 42 miles to Tampa International Airport. The route also leads 56 miles northeast into Orlando. North Florida Avenue heads north into the communities surrounding the Green Swamp Wilderness Preserve. Lakeland Regional Health Medical Center is the closest hospital, conveniently positioned 3 miles north along the same avenue. Citrus Connection bus stops are located along Sikes Boulevard, Ariana Street and occasionally along Florida Avenue.
