Kathleen is a conveniently located Lakeland neighborhood with affordable homes

Kathleen, an established neighborhood in Lakeland not to be confused with the nearby Polk County community of the same name, runs from Interstate 4 to the Memorial Boulevard commercial corridor on the city’s north side. The community offers affordably priced homes in a convenient location. “North Lakeland is a little bit less of a price point because most people want to live in south Lakeland,” says Melissa Ramirez of BHHS Florida Properties Group, who recently closed on a home in the area. “To be honest, you’re getting a lot for your money.” The infrastructure surrounding the neighborhood includes shopping, dining and parks. “The area has a lot to offer without the hustle and bustle,” Ramirez adds.

Midcentury designs, including ranch-style homes, mingle with new construction

A variety of older homes and midcentury designs line the neighborhood’s streets, many of which feature sidewalks. Driveways and carports are common. Ranch-style homes on spacious lots featuring attached garages stand out. Newer homes feature cozy contemporary designs. “The neighborhood attracts people looking for smaller or newer builds with a little bit of land and more of a laid-back feel,” Ramirez says. The area has been a focus of new construction in recent years as the city has expanded post-pandemic. “Lakeland has grown a lot since COVID, with people moving down from up north,” Ramirez says. “So they are building a lot more to make room for the population.” There are no HOAs in the neighborhood, so homeowners are not restricted by residential regulations. Prices typically range from the high $100,000s to the low $300,000s. Flooding is not a concern, but wind damage is a risk during hurricane season from June through November.

Lake Gibson Senior High School earns a B from Niche

Younger students can attend Edgar L. Padgett Elementary School, rated C-plus by Niche, and Kathleen Middle School, rated C. Older students can attend Lake Gibson Senior High School, which earns a B from Niche and offers academy programs in subjects that include education, finance and business and technology.

Plenty of shopping and dining options nearby

The neighborhood is surrounded by shopping and dining options. Restaurants and grocery stores such as Super Choice Foods and Lakeland Seafood line Memorial Boulevard. Publix and Romeo’s Pizza & Pasta anchor the Town and Country Square shopping center across I-4. In addition, big-box retailers and restaurants are concentrated at shopping centers along U.S. Highway 98 just minutes away. Contemporary dining and entertainment options can be found in downtown Lakeland less than 3 miles away.

Bonnet Springs Park is a family-oriented, lakeside destination

Bonnet Springs Park is right across Memorial Boulevard. A contemporary jewel of the city’s parks, the 168-acre interactive complex on the shores of Lake Bonnet features a nature center, a lagoon, a butterfly house and three playgrounds. The park is also home to the Florida Children’s Museum. “It’s one of the city’s newer parks,” Ramirez says. “It’s very family oriented, and it has a lot of entertaining events. We were just there last week. You can take your dogs, and it has nature trails.” Boaters, anglers and outdoors enthusiasts can find plenty to do at Lake Parker. The city’s largest lake is about 6 miles away and can be accessed within 15 minutes via Memorial Boulevard.

Buses are easily accessible for travel to regional hospital, other local stops

While I-4 provides travel to regional destinations such as Tampa about 30 miles away, the neighborhood is conveniently located for travel by bus and commuter train. Citrus Connection buses run regularly along Kathleen Road, which bisects the community, and several streets in and around the community. Local stops of interest include Lakeland Regional Medical Center less than 2 miles away. Lakeland Station downtown offers daily Amtrak service between Auburndale and Tampa.
