Spacious lots combined with planned developments
Ranch-style homes, often graced by palm trees and other attractive shrubbery, include private driveways and attached garages. Many homes of this type can be found in established subdivisions such as Deer Brooke, where winding streets are populated by spacious yards. Contemporary homes in planned developments that offer more interior space but smaller yards have become common since the late 1990s. Prices range from the mid-200,000s to the high $500,000s. Townhouses in the $265,000 range also can be found, and manufactured homes starting at $175,000 cater to those 55 and older.Medulla Resource Center and Park is a hub of community activity
Community activity is concentrated at the Medulla Resource Center and Park, which provides recreational spaces and playscapes. It also offers dedicated programs for the community’s youth. Busy Bees Sports introduces children to a new sport every month and sponsors holiday events. Neighborhood Storytime is an interactive program for children 6 and under. The center’s regular social activities include family game nights and the senior spring luau. In Mulberry just south of the community is Loyce E. Harpe Park, a sprawling athletic complex that includes nine baseball fields, four softball fields and six soccer fields for organized activity as well as walking and biking trails and a disc golf course.Several Polk County schools serve the community
Given the size of the community, its students are zoned into several different public schools. However, Polk County offers school choice, so zoning doesn’t necessarily restrict a child from attending a different school if space is available elsewhere. Young students can attend Medulla Elementary, located across the street from the resource center, and Sikes Elementary, both C-plus-rated schools by Niche. Southwest Middle and Mulberry Middle are C-rated schools. George Jenkins High is an A-rated institution that has been recognized as a “Five-Star School” for exemplary community involvement. Mulberry Senior High is a B-minus-rated school. In addition, the Central Florida Aerospace Academy, open to students attending Kathleen High, is located just west of the community at the Lakeland-Linder International Airport. “You can get your pilot’s license in high school,” Kilpatrick says. Private options located in the community are St. Paul Lutheran School and Resurrection Catholic School, both of which serve students in pre-kindergarten through eighth grade. Churches are plentiful in the community, which serves not only Lutherans and Catholics but has worship centers for Baptists, Presbyterians and Jehovah’s Witnesses.Upgraded Pipkin Road among several convenient community thoroughfares
Citrus Connection buses are available in the community, providing public transportation into Lakeland proper. While Florida Avenue is the main road connecting south Lakeland to downtown, residents also have access to a less-trafficked path. Harden Boulevard, which starts at Pipkin Road near the center of the community, leads directly downtown as well. The recent widening of Pipkin Road, which bisects the community from east to west, illustrates the growth in Medulla. “They just four-laned it,” Kilpatrick says. That was a big project. It was a mess for a while, but it was just completed. Pipkin Road also provides access to the back side of the airport.” Lakeland-Linder International Airport was set to offer limited commercial service via Avelo Airlines beginning in May 2024. Tampa International Airport is about 35 miles west via I-4, which is only 5 miles from the community via the Polk Parkway.Florida Avenue populated with an array of dining and retail options
A diverse collection of dining and retail options lines Florida Avenue. Featured establishments include Dena’s Place, a highly rated family restaurant known for its homestyle food, and Winners Circle Sports Bar & Grill, a popular gathering place that serves up comfort food favorites and hosts live comedy and game nights. Curry Mango and Sushi Masa are highlights of the ethnic eateries available along the corridor. A pair of Publix provides one-stop grocery shopping. The nearby Lakeside Village shopping center is anchored by a Target and features an IMAX movie theater. “Lakeside Village is one of the most popular destinations in South Lakeland,” Kilpatrick says. “It has great shopping and dining.”
