Not filled with waterfront properties like its name might suggest, Lakeview is an established Long Island community settled immediately southwest of the sprawling Hempstead Lake State Park. Landlocked suburban blocks are linked by highly rated schools and organizations that have served this historically Black Nassau County suburb across decades, including an active branch of the NAACP and a newer civic association. “Lakeview’s an area that’s not overpopulated, not a big town. You’ve got tranquil things going on — Hempstead Lake Park with basketball courts and barbecues in the summer, and the community park across the street from the library,” says Jerome Jones, a broker at Fave Realty with 17 years of experience in markets across Nassau County. “It’s not that big, so it quickly turns into other [communities] where you see more shops and restaurants.” Just blocks from busier hamlets and bordered by the Southern State Parkway, Lakeview remains connected to the rest of Long Island within a much quieter pocket of sidewalk-lined streets and peaceful public parks.

Midcentury suburban homes from $500,000 in Lakeview
Single-family homes on small lots make up much of Lakeview, filling quiet residential blocks with the classic suburban architectural styles of the 1930s through 1970s. Smaller homes, including Cape Cods, ranch-style homes and minimal traditional cottages, typically sell for $500,000 to $700,000. Larger homes from the same era, including split-levels and bi-levels sell for $650,000 to $850,000. Especially renovated homes and a limited number of New Traditional houses built within the past 20 years sell for $900,000 to $1 million. Pride of Malverne Marching Band at Malverne High
Most kids attend Maurice W. Downing Primary School for kindergarten through second grade which earns an A from Niche, followed by Davison Avenue Intermediate School for third through fifth grades which earns a B-plus. Howard T. Herber Middle School earns a B-plus and Malverne High School earns an A. Malverne High is regularly recognized for academic and extracurricular achievements, including being a 12-time recipient of the “Best Communities for Music Education” title from the National Association of Music Merchants Foundation. The Pride of Malverne Marching Band is one key player in the school’s reputation for excellence, performing regularly in New York State competitions and as far away as Main Street in Disney World. The handful of residents living on the northern edge of Lakeview are zoned for the West Hempstead Union Free School District which earns an A-minus overall.

Hempstead Lake State Park a major draw to the area
Hempstead Lake State Park draws visitors to its central lake and surrounding ponds from across Long Island, but Lakeview residents are closest to its kayak launch, fishing pier, forested hiking trails and multiple tennis and basketball courts. While heading to Tanglewood Preserve to walk around a smaller pond doesn’t require paying a parking fee like at the larger state park, entering the Center for Science Teaching and Learning to see the fossil exhibit does require a ticket. Woodfield Road Elementary School, once a rally stop during Dr. Martin Luther King Jr.’s push to desegregate Long Island public schools, has long been repurposed as the Lakeview Public Library. Across Woodfield Road, Harold Walker Memorial Park is home to several athletic courts, a shaded playground and Town of Hempstead swimming pools which open through the warmer months.

Lakeview Day in summer is one of the area's most popular events
The Lakeview Civic Association is busy throughout the year, presenting citizen concerns to local governments and hosting plenty of community events. Among kickball tournaments and tree lightings, Lakeview Day stands out as one of the most popular annual events, stretching across park and block party venues from a Friday evening in late summer into Saturday. “It’s a tradition of over 30-something years. Current and former residents, everybody comes back. There’s a parade from St. John’s Church and barbecuing at Hempstead Lake State Park,” says Lisa Ortiz, president and founding member of the Lakeview Civic Association. Several churches hold religious services throughout Lakeview, some of which also host larger community events. During Lakeview Day, St. John’s Baptist Church brings friendly rivals together to Harold Walker Memorial Park’s courts for a basketball tournament. Community clean-ups and NAACP and Lakeview Library-sponsored back-to-school drives provide opportunities to give back to the hamlet’s environment and youth throughout the year.

Southern State Parkway and Lakeview LIRR commutes
The Southern State Parkway makes up Lakeview’s northern border, starting commuters on a nearly 30-mile drive to Manhattan. Medical care is a few miles away at Mercy Hospital in South Hempstead, and John F. Kennedy International Airport is about 10 miles away. The Lakeview Long Island Rail Road Station is just north of the hamlet, offering a 45-minute train ride to Penn Station. Nassau Inter-County Express buses make stops along Woodfield Road and Lakeview Avenue.
Shopping and dining in West Hempstead and Rockville Centre
While Middle Store Deli & Grocery is a popular spot to grab a sandwich and some convenience store goods, most shopping and dining is done outside of Lakeview. Rockville Centre is less than 2 miles away, home to dozens of restaurants ranging from Mojo RVC, a colorfully lit favorite for Latin American fare, to Tum Thai Cuisine, known for filling the corner of Merrick Road and Park Avenue with golden lantern light. Lidl is a couple of miles away in Franklin Square.
