About 16 miles from downtown Denver, the quiet Friendly Hills community offers a combination of suburban comfort, highly rated schools and outdoor adventures. “The thing that’s been the draw in the last few years has been the access to mountain biking,” says Shell Avery with The Avery Group at REMAX Professionals. “People didn’t use to care about that, but now the newer buyers are into that,” she adds, noting that her husband, Steve, frequents routes like the C-470 Bikeway, which follows its namesake roadway along the foothills. “You can take it all the way to downtown, or you can take it directly into Bear Creek Lake Park,” Steve says.
Proximity to downtown Morrison and shopping centers along South Kipling Parkway add to the area’s convenience, while highly rated schools such as D’Evelyn Junior/Senior High School are huge draws for parents enrolling their children in Jeffco Public Schools. The neighborhood is also home to the B’nai Chaim temple, one of the few reform Jewish synagogues in the southwest Denver area. With neighborhood parks and miles of trails within walking distance, Friendly Hills is a convenient home base for those seeking a traditional suburban experience just minutes from the mountains.
Red Rocks Park is just a bike ride away
Centered on its namesake body of water, Harriman Lake Park is a destination for fishing and hiking. This passive, natural park borders the D’Evelyn Open Space, which includes the Fehringer Ranch Disc Golf Course just north of West Quincy Avenue. From Harriman Lake, walkers can follow the paved Weaver Gulch Trail west to reach Weaver Hollow Park, where a playground, open fields and skatepark are popular year-round. The outdoor pool, which features a corkscrew water slide, gets tons of use during summer.
North of the neighborhood, Bear Creek Lake Park serves as one of the most prominent parks in the south Denver metro area, welcoming visitors with more than 2,500 acres of campgrounds, trails and a sandy swimming beach on Soda Lake. Duffers appreciate the park’s proximity to The Homestead and Fox Hollow golf courses, while bikers can easily hop on the C-470 Bikeway for a regional expedition. Across the highway, the foothills of the Front Range provide endless hiking opportunities, including the captivating formations at Red Rocks Park and Amphitheatre. “Red Rocks is actually a Denver County park, so it's open every day, even in the winter,” Shell Avery says, explaining that climbing the park’s stairs is a regular part of her workout routine.

1970s styles are making a comeback in Friendly Hills
With median sales prices hovering around $600,000, Friendly Hills is on par with the Lakewood market, with most three-bedroom homes ranging from $550,000 for 1,500 square feet to about $625,000 for nearly 2,000 square feet. Traditional Craftsman and Colonial Revival styles are intermixed with 1970s ranch-style homes, although homeowners sometimes get creative with colorful paint jobs. “They’re great floor plans,” Avery says. “The bilevels have become very popular, and the ‘70s are in style again.” Townhouses are also available here, offering two-bedroom options that range from just under $500,000 to nearly $550,000. The views are the biggest perk of the neighborhood, though. “Down in the southern part of the neighborhood, if you look down by Grand and Chenango, some homes have views of downtown Denver and Red Rocks,” Avery says.

College prep at A-rated D’Evelyn Junior-Senior High
As part of Jeffco Public Schools, students can attend Kendallvue Elementary and Carmody Middle, which both maintain grades of B-minus on Niche. Many students will move on to attend Bear Creek High, which scores a B-plus on Niche and features a student-run broadcast network and career courses in biomedical science and hospitality. A-plus-rated D’Evelyn Junior/Senior High School is also an option for sixth through 12th grade, specializing in a robust liberal arts education with an emphasis on college preparedness.

Additional businesses sit across the intersection, including King Soopers, banks, salons and a pet store. “There’s a Whole Foods within five minutes,” Avery says. Next door to The Home Depot off West Quincy Avenue, locally owned restaurants like Tommy’s Subs and 5281 Steak Salad Seafood are popular stops. And about 4 miles away, Southwest Plaza and Bowles Crossing comprise hundreds of retail options, from classic department stores like Dillard’s to grocers like Trader Joe’s.

Commuting via RTD, route 470 and I-25
State Route 470 and U.S. Highway 285 are the main corridors for Lakewood’s foothills communities, providing connections to Interstate 70 to the north and Interstate 25 to the east. Downtown Denver is about 16 miles away, and major roads such as South Wadsworth Boulevard and South Santa Fe Drive are popular routes for commuters. Public transportation is somewhat limited here, but the Regional Transportation District does serve the area with a few bus stops and the nearby Littleton light rail station.
