The winding neighborhood streets of Governor’s Ranch open up to cul-de-sacs lined with spacious homes and well-maintained lawns. “The lots here are a little bit larger than typical homes in Colorado,” says Realtor Melinda Sanders with eXp Realty. “It’s good for families who want a bigger home because they have kids and pets.” Most homes in the area are newer contemporary two-story homes with attached garages and driveways that have a hint of Colonial Revival architecture with additional features. Residents walking the streets can find everything from stone features to dormer windows and pointed roofs. These properties range from 3,000 to 3,800 square feet and cost anywhere between $750,000 and $950,000. There are also luxury ranch-style homes in the neighborhood that go for roughly $700,000. Two-story townhouses can be found in communities at the edges of the neighborhood towards commercial areas. Many of these townhouses come with front porches or balconies and cost $400,000 to $600,000. Governor's Ranch features several commercial areas with a plethora of shops and restaurant options. “It’s bordered by retail on all sides. You can easily go to the drug store or the grocery store when you need to,” Sanders says. Along Wadsworth Boulevard, Southwest Commons has name-brand retailers such as Office Depot, Second & Charles and Christy Sports Ski & Patio. Residents can shop for groceries at Sprouts Farmers Market and grab a bite to eat at Fontana Sushi. Directly south of the commons is Southwest Plaza shopping mall, with dozens of department stores like JCPenney and Dillards. While shopping for essentials, take a break at a familiar food place like the Cheesecake Factory. When residents want a breath of fresh air, Governor Grant Park is a 17-acre greenspace that offers several outdoor amenities. Take a stroll along the walking paths and cross the pedestrian bridge over Raccoon Creek. There’s also a playground for little ones and a multi-use field for athletes. Golf enthusiasts and history buffs can enjoy a round at Raccoon Creek Golf Course on the other side of Wadsworth Boulevard. This 18-hole course offers views of the Rockies and is dotted with historic structures from the Grant family ranch. Children living in the area can start their education in the neighborhood at Governor’s Ranch Elementary School, which maintains a B grade from Niche. Then, students can head to Ken Caryl Middle School. Ken Caryl has a B-plus Niche grade and offers STEM and visual arts electives. Teens go on to succeed at Columbine High School. Ranked No. 5 in Best Public High Schools in Jefferson County, Columbine maintains an A Niche grade, has a great athletics program and offers the Advanced Placement (AP) Capstone Diploma Program.Keeping the community active
According to Sanders, the Governor’s Ranch homeowner’s association works to bring the community together through its amenities and events. “My friend Ashley has a group of gals that play tennis together and have kids that go to the school together, so it seems pretty tight-knit.” Annual events include easter egg hunts and a Fourth of July bike parade, where children decorate their bicycles and ride around the neighborhood.Walking and driving around Governor’s Ranch
When it comes to traveling around, the neighborhood’s expansive layout and wide sidewalks make the area pedestrian-friendly for leisurely strolls. “It definitely has a more walkable village feel than your typical suburban sprawl. If you wanted to take a morning walk to the local coffee shop, you can do that,” Sanders says. However, most residents own and use vehicles to travel beyond the residential streets. Driving along South Wadsworth Boulevard, also known as Route 121, can take commuters straight to Lakewood and downtown Denver.
