Tucked within Manheim County's wooded hills, Blossom Hill is a peaceful suburban retreat just miles from all that Downtown has to offer. Quiet residential roads feature a mix of home styles, many subdivisions feature paved sidewalks, and the 140-acre verdant Overlook Park is within walking distance for a few lucky residents. "Blossom Hill feels a bit more secluded," says Susan Allison, Realtor with Berkshire Hathaway HomeServices. "And many people like the privacy that comes with living there."
Winding country roads that pass by swaths of farmland and Amish-owned farm markets contrast with national chains and shopping plazas within a 10-mile radius of Blossom Hill. "Lancaster County has a lot of variety," says Matt Helsel, Realtor with Iron Valley Real Estate of Lancaster, who has 24 years in the industry. "We have the mountains and the river, but we also have farms and local markets that have been open for decades." Helsel notes that even though the area has grown with new homes and major businesses, the community hasn't lost its sense of tradition in the heart of the Amish country.

Ranch-style homes and new Craftsman builds
Quiet tree-lined streets give way to various architectural styles, including bi-level, split-level and ranch-style homes priced from the low $200,000s to the mid $500,000s. Compact Colonial Revivals and classic Cape Cods are listed in the same price range. "Blossom Hill has a very nice eclectic blend of homes that are more on the vintage side, built between the 1950s and 70s," Allison says. Most homes sit on roomy lots and feature fenced-in backyards, storage sheds and the occasional above-ground pool. New subdivisions built after 2020 showcase modern ranch-style homes in neutral hues and contemporary Craftsman-style dwellings priced from the upper $500,000s to the upper $700,000s. Other streets feature secluded properties with long winding driveways that lead to spacious colonials with over 3,000 square feet of living space ranging from the $600,000s to the high $800,000s. However, homebuyers should note that areas near Little Conestoga Creek are prone to occasional flooding.

Manheim Township Middle School garners an A-minus rating from Niche, and Manheim Township High School also scores an A. Overlook Park offers over 100 acres of rolling hills in the heart of Blossom Hill. A sprawling 18-hole public golf course and driving range anchors the park. Next door is Stoner Grille, a lively indoor/outdoor bar and restaurant with comfort foods like crab corn chowder and Bavarian pretzel bites. After dinner, families can head outside and play a game of mini golf at Pelvo's Putt Putt. On the last Friday in June, crowds gather in the streets for a day of live music, dancing, food trucks and firework displays. Fall ushers in events like First Friday, where art galleries and businesses stay open late with special events.
Residents are also 5 miles south of Lititz, a small historic borough with a charming Main Street. Community events include weekly farmers markets and Second Fridays. Other events include the Lititz Craft Beer Fest, which features a homebrew competition, samples from over 80 breweries, live music and more.
