A significant, historic name for a changing neighborhood
Full of historic single homes and older rowhomes, Cabbage Hill is a neighborhood that has been around for generations. “Cabbage Hill is probably the most well-known by name of all the Lancaster neighborhoods,” says Jennifer Augustine Lewis, Realtor at Realty ONE Group Unlimited and herself a resident of Cabbage Hill. The name holds rich history and is beloved by many folks who have lived a long time in this area.” It refers to the cabbage patches that German families typically grew on their property to feed their households, blocks away from where they worked. Just southeast of busy Downtown Lancaster, the neighborhood retains the name but there aren’t many patches left. Towering maples, oaks and pines poke up behind rowhomes and Victorian duplexes that sit right on narrow sidewalks with no setback, on-street parking turning two-lane roads into one lane at times. All of this is set against the backdrop of Downtown Lancaster rising to the east.

Mix and match housing
With little rhyme or reason, the streetscapes of Cabbage Hill change from one block to the next. Haphazard rows of squat, 1940s rowhomes may sit next to a handsome Colonial Revival Cape Cod, just across an alley from a cul-de-sac of modern townhouses. The close properties make for a close community – “Housing is very closely built together here and the community remains tight knit. Lots of folks taking care of one another,” says Augustine Lewis. She goes on to point out that the home values of the neighborhood have remained steady over time. “Property values have not kept pace in this neighborhood as compared to some others in town over the past few years.” The median price of $190,000 reflects this, with most two- and three-bedroom homes selling for between $130,000 and $220,000. Four-bedroom homes and two-unit houses will generally go in the range of $220,000 to $320,000, with very few homes topping $350,000.

New names for long-established parks
It’s gone by many names over the years – Pond Field, Farnum Field – but now known as Conlin Field, it hosts baseball and softball games deep into the summer nights as the lights come on. It’s the cornerstone of Culliton Park – known as Farnum up until 2020 – which also features basketball courts, baseball fields, a splash pool, new playground and environmentally friendly rain gardens. Residents use the green space for soccer kick-arounds, yoga in the park, and spending times with their neighbors while century-old maples provide a backdrop on the hill above. Residents who want to get deep into the outdoors make the 2-mile trip to the 544-acre Lancaster County Central Park. It’s home to the county pool, as well as a skate park, tent camping, and miles of family- and dog-friendly trails.

Everyone knows Alfred and Sam’s makes the best rolls
Occupying a corner storefront in the neighborhood, J & J Mofongo serves classic Puerto Rican staples like the traditional namesake special made of mashed plantain with shrimp or beef. Going back to the late 1950s, Alfred and Sam’s Italian Bakery has been preparing Italian-style loaves, baguettes, kaiser rolls, cookies and other goods in the neighborhood, and these are used by bars and restaurants throughout the city. Manor Shopping Center is nearby for groceries at Weis Markets, or to catch the latest blockbuster at the Regal Manor movie theater.

First Friday and endless Greek food
Cabbage Hill itself doesn’t hold many local events; instead, residents make the short trip to neighboring communities. It's a short walk downtown for First Friday events, with local artisans and businesses staying open late into the night. Just over the hill in Prospect Heights, the annual Greek Food Bazaar is the first full weekend of November. Going for over six decades, residents appreciate being able to walk there, as the traffic can stretch for miles as people drive from across the county to partake.

Four unique elementary schools, one united neighborhood
Four different elementary schools serve the youngsters of Cabbage Hill, and they may attend Fulton, Lafayette, Price, or Carter and MacRae elementary schools – the former two graded as C by Niche, with the latter two graded C-minus. Regardless of the elementary school, students from the neighborhood come together at Reynolds Middle School, which gets a C grade. McCaskey High School offers the International Baccalaureate program and receives a B-minus from Niche. Private schools include Lancaster Country Day school for preschool through twelfth grade, as well as Lancaster Catholic High School and its affiliated feeder schools.

Quiet streets, with bustling Downtown Lancaster a short walk away
“It’s a great place to live, walkable to downtown,” says Augustine Lewis, and for many residents this means not having to give up their precious parking spot. Cabbage Hill is relatively bikeable, but the skinny side streets and parking that runs all the way up to intersections makes it a bit on the dangerous side. Red Rose Transit offers bus routes through the neighborhood, with direct service to the Lancaster Amtrak station for commuting to Harrisburg or Philadelphia. Harrisburg International Airport is also the closest airport for commercial flights, roughly 33 miles or so northwest. One of the largest employers in the region, Lancaster General Hospital is only 2 miles from the heart of the Hill.

A neighborhood built on blue-collar workers
The aromas of Kunzler Meat wafts across the neighborhood now and then, reminding residents of the old-country butchers that used to be a big part of the neighborhood. The plant, as well as other blue-collar jobs in the area including Armstrong and Alcoa, employs residents in the neighborhood for shift work. This shift work also shapes the neighborhood dining and stores – the aforementioned O’Halloran’s features day-long dinner to accommodate third-shift workers looking for a hot supper at 8:30 in the morning.
