A verdant suburban enclave
Tucked between U.S. Route 222 to the west and the winding bends of the Conestoga River to the east, Eden is a quiet suburban enclave 3 miles north of Downtown Lancaster. “Eden is a part of the 17601 ZIP code, which is considered one of the more centrally located and desirable areas in the county,” says Tyler Stoltz, Realtor with Berkshire Hathaway HomeServices Homesale Realty, who has over seven years of experience in the industry. “It’s a great spot for raising families and has easy access to all that Lancaster has to offer,” says Craig Hartranft, Realtor and team leader with Berkshire Hathaway HomeServices Homesale Realty, who has decades of experience in the industry. Drenched in green hues, Eden offers a suburban retreat with well-maintained homes, highly rated schools and an active country club community on the cusp of Amish country.

Modest homes and massive custom-builds
Quiet suburban streets feature a variety of housing styles, many of which are fixed on quarter-to-half-acre lots. "There are older homes built in the 50s and new homes listed for over $1 million,” Stoltz says. Some of the neighborhood's oldest homes still stand along New Holland Pike, including early 20th-century American Foursquares and Colonial-style properties priced from the high $200,000s to the mid $300,000s. Many streets showcase 20th-century split-levels and ranch-style homes that range from the $300,000s to the $500,000s. Other roads give way to spacious Colonial Revivals, New Traditionals and custom-built homes that range from half a million to over $1 million. Newer subdivisions feature larger 21st-century contemporary Craftsman-style designs priced from the mid $400,000s to over $1.5 million, depending on square footage and luxury finishes. While it's rare for a riverfront home to hit the market, they can sell from $750,000 to over $2 million. Eden garners a CAP Index crime score of 2 out of 10, compared to the national average of 4.

Recreation at Overlook Park
Stoner Park is a neighborhood green space tucked along Eden's west side. Multiple baseball diamonds and soccer fields cater to the Manheim Township Soccer Club and the Lancaster County Youth Baseball League, while other sports facilities include a basketball and sand volleyball court. Stoner Park also boasts a covered pavilion with picnic tables, a playground with swings, and eight exercise stations scattered along a paved walkway that winds around the park's perimeter.
The neighborhood is also home to the city's oldest golf course. Lancaster Country Club is a members-only club established in 1900. “It’s the premier country club around,” Stoltz says. A 9-hole golf course caters to beginners and families, while an 18-hole course welcomes experienced players. The club hosts national events like the recent 2024 U.S. Women's Open Championship, amongst others. Members can order food poolside from Sunset Cafe or dine in two additional sit-down restaurants. A fitness center offers group classes and private training, while others can practice their pitch at the pickleball or tennis courts. Lancaster Country Club hosts a rotating list of events throughout the year, including Friday Night Family Pool Parties in the summer, Friday Nights on the Fairway, and Fall Fest, where members can enjoy fall-themed food stations, hot chocolate and cider bars. Family-friendly attractions include hayrides, a petting zoo, a bounce house and hot air balloon rides.
Those without a membership are just 4 miles from Overlook Park. With over 100 acres of rolling green hills, amenities include a public golf course, a driving range and mini golf. Additional amenities include an outdoor swimming pool, dozens of sports courts, a disc golf course, a playground, a dog park, an indoor roller rink and a skate park.
“Some of our outlying communities like Ephrata, New Holland, Blue Ball and Fertility are home to beautiful landscapes, covered bridges, farms, parks, and recreational opportunities,” Hartranft says. “These communities also provide a glimpse of the Amish community.” About 5 miles away, Dutch Wonderland is the largest kids' amusement park for 100 miles in the heart of Fertility. With over 30 rides, a water play area and live entertainment, it's a popular destination for locals and tourists alike.
