As the city of Lancaster spreads into the surrounding countryside, the neighborhood of Prospect Heights is one of the final ones before suburbia. “What’s nice is that it’s a family-friendly place and the home values are about the same as some other city neighborhoods,” says Christine Nolt, a Lancaster County native and partner in Kingsway Realty with the Nolt & Bailey Team. A mixture of homes and apartment buildings along maple-lined streets and tight alleys known only by their numbers, it’s a convenient neighborhood for those who want to take advantage of everything downtown has to offer, while keeping the noise and busyness at arm’s length. At the same time, residents can be in the fields and towns of rural Lancaster in moments, including the ever-popular Central Park.

Simple home choices with a little more space
From row homes, to townhouses, to duplexes and free-standing ranch-style and Cape Cod homes, brick facades define the Prospect Heights neighborhood, although a handful of modern Traditional townhomes sit on the fringes of the neighborhood. Private yards are delineated by low fences, with a little more relaxation space than deeper into the city - “People here usually have a little more space and bigger yards,” says Nolt. A mix of alley and on-street parking can lead to some tight streetscapes; some homes do come with basement or free-standing garages at the rear of the property. Duplexes and townhouses in Prospect Heights regularly sell for between $125,000 and $250,000, with single-family homes generally getting between $200,000 and $300,000.

Manor shopping center centralizes shopping and dining
Shopping and dining throughout the neighborhood is limited, with most residents heading into Downtown Lancaster to enjoy the extensive variety. There are still some local offerings, like Metro Pizza, a long-standing takeout spot that churns out cheap pies and House of Pasta, a local dive bar known for its sandy beach where patrons can hang out into the warm summer nights. Spring House Brewing Company on the edge of the neighborhood features a second-floor game room and arcade, brewing beer on site and serving up tasty brewpub fare. Nearby Manor Shopping Center is home to Ginmiya Asian Fusion, as well as a Weis grocery store for residents who want to cook at home. Shopping options in the strip mall include franchise restaurants and national retailers like CVS, Big Lots and Guitar Center, as well as locally owned 4th Wall Comics, a popular hangout for tabletop game enthusiasts that hosts weekly game nights and competitions.

One of the biggest Greek celebrations in Pennsylvania
A handful of churches are in the neighborhood, including Brightside Baptist Church, known for its bright Easter services. But perhaps the most notable is the Annunciation Greek Orthodox Church, the home of the annual Gyrofest in May and Greek Food Bazaar in November. These aren’t just locally attended – people will drive from miles away, with cars backing up along Millersville Pike and Hershey Avenue for hours.

Numerous schooling options for Prospect Heights students
Nolt says some of her clients moved into the School District of Lancaster for its Gifted and Talented program, which places exemplary students on unique lesson plans to meet their advanced learning needs. Students in Prospect Heights may start out at Price, Lafayette, or Hamilton Elementary schools. Price receives a C-minus from Niche, while the other two receive C grades. Jackson and Wheatland middles schools house grades six through eight, and get C-minus grades, while McCaskey High School is the sole high school for the school district and gets a B-minus grade. McCaskey is known for a regularly competitive boys’ basketball team that has turned out professional ballers. A number of private schools are options, such as Lancaster Country Day School for preschool through twelfth grade; Lancaster Catholic High School and its parochial feeder schools; and La Academia Charter School.

Lancaster Recreation Commission provides recreation for residents
Brandon Park is home to the Lancaster Recreation Commission, along with a play area and a number of basketball courts with a halo of lights for playing into the night, while the fields alongside LaFayette Elementary host local fast-pitch softball and soccer. Lancaster Community Park, just north of the neighborhood, is the central location for youth soccer and little league baseball. Many Prospect Heights residents make the short trip over to Lancaster County Central Park, the crown jewel of the city’s park system, which has the county swimming pool, a skate park, dozens of spots for picnics and miles of trails, including dog-friendly areas and equestrian trails.

Walking-friendly neighborhood gets residents out and about
Lancaster’s Red Rose Transit Authority services the Prospect Heights neighborhood with somewhat irregular routes, but the area makes up for it by being fairly walkable and bikeable – residents can often be seeing walking to and from the shopping center, to school, the parks or church. Lancaster General Hospital doesn’t only provide emergency medical care two miles north of the neighborhood, they are also one of the largest employers in the city. For Lancastrians heading out of town, Harrisburg International Airport is a 32-mile trip away and is the closest airport with regular commercial service.
