With spacious homes, a community-focused school system and inviting outdoor experiences, Delta Township offers quiet suburban living at the edge of Downtown Lansing.
“It’s really unique because it comes right into the city,” says Brian Ozbun, a Realtor with Bellabay Realty, LLC. “You could be literally in the same school district as your neighbor from across the street, but be in Eaton County, not the Lansing city limits.”

Diverse housing stock
Home styles range from timeless ranches to head-turning Millennial Mansions. In between these, there’s a mix of modern bungalows, welcoming colonial-style houses and cozy condos. While mid-sized, modern homes lining cul-de-sacs are the standard, there are also ample stand-alone homes dappled throughout the township.
Prices range between $50,000 for an, older, 750-square-foot home on a quarter acre, to upwards of $885,000 for a modern, five-bed. Inventory in this community is low, and homes tend to stay on the market for around 16 days. For comparison, the national average is 42 days. “There are a lot of newer developments, the school system seems to be favored and it’s just a really in-demand area,” Ozbun says.

Waverly Community Schools and nearby colleges
Despite being right at Lansing’s doorstep, Delta Township has its own school district – Waverly Community Schools. Pre-K through 1st graders attend Meryl S. Colt Elementary, which has a B rating on Niche. For first through fourth grade, students attend Winans Elementary, which has a C-plus rating. Waverly Middle has a B rating and serves fifth through eighth-grade students, and Waverly Senior High is the last step for older teens.
The high school’s career path partnership program helps students prepare for one of six career pathways, from health sciences to industrial technology. Whether they’re pursuing professional options at a four-year college or considering a technical career after attending a trade school, the school has programs in place to assist with the transition. And, while Michigan State University is 10 miles west, Delta Township is home to the Lansing Community College West Campus and Great Lakes Christian College.

Shopping and dining in Waverly
Waverly is the epicenter of shopping and dining in Delta Township. While its most prominent features include Lansing Mall and Lansing Towne Center, there are also several big box stores, chains, and locally owned shops along Saginaw Highway.
“One of the biggest draws to Delta Township is all of the new development happening around the W. Saginaw/96 corridor,” says Lord. “They have added some amazing new shopping centers including BJ's Wholesale, TJ Maxx, Texas Roadhouse and Horrocks.”
One North Kitchen and Bar has an open mic night on Mondays but is best known for its welcoming community feel and tempting American pub fare. Crack Chicken is also a local favorite, well known for their fried chicken coated in their secret crack seasoning.

Right between Elmwood Elementary School and the Lansing Mall, Sharp Park features a wooden maze structure for young children right alongside a classic playground. Residents can spend the evening playing sand volleyball, training on outdoor exercise equipment, hiking trails in the woods or fishing at the 2-acre pond.
Grand Woods Park has a shaded playground, a disc golf course and walking trails meandering across the 128-acre park, while Hawk Meadow Park hosts Capital City Bird Sanctuary, the state’s oldest conservation organization.

This community hosts several events throughout the year including Parks Bingo, an Easter Bunny meet and greet, a Juneteenth celebration, movies in the park, a summer concert series, a trick-or-treat trail and a daddy-daughter dance. Restaurant Week is amongst the most popular events, drawing crowds of residents and visitors to local restaurants every March. National Night Out is intended to build comradery between neighbors and police, and basketball tournaments at Mount Hope Park allow neighbors to compete for some hard-earned cash.
I-96, I-496 and I-69
Delta Township residents have convenient access to interstates 96, 496 and 69, convenient commuter routes. This community is driver-centric, but there are two bus routes that cross through the area – route 3 and route 12.
